full-time Position Overview Nicholas and Associates is a full-service construction management firm specializing in high quality new construction and renovation projects. The company is seeking a Preconstruction Manager to lead the organization and planning of projects during the preconstruction phase. The Preconstruction Manager is responsible for coordinating and organizing project information, requirements, and planning in partnership with the Director of Construction to help ensure projects are well prepared for successful execution. This role also partners with the future Project Management Team to facilitate a seamless transition from preconstruction to construction. Primary Responsibilities Collaborate with project team members, subcontractors, vendors, consultants, clients, and other stakeholders to maintain strong relationships and effective project communication. Participate in project feasibility studies and support the development of projects through the SD, DD, and CD phases, as appropriate. Assist with entitlement-related components of projects in coordination with internal and external development teams. Coordinate and lead project meetings while maintaining a high level of project organization and communication. Review and analyze evolving project documents to identify project requirements, risks, opportunities, and potential issues. Evaluate project requirements and recommend the most effective and efficient building methods. Understand and manage client expectations throughout the preconstruction process. Lead and coordinate the value engineering process across all trade scopes and provide recommendations as appropriate. Develop trade-specific scopes of work and takeoffs as appropriate prior to soliciting proposals from subcontractors and vendors. Manage the prequalification process for select subcontractors and vendors and utilize BuildingConnected and other platforms to solicit, organize, and track proposals. Review subcontractor and vendor bids to ensure proposals are complete and consistent with plans, specifications, and project requirements. Develop and maintain project budgets using established Excel-based budgeting processes and present budgets for internal and external approval. Continuously evaluate and improve preconstruction processes in collaboration with the Director of Construction. Proactively communicate project opportunities to subcontractors and vendors and provide feedback regarding proposal competitiveness and scope. Assist the Director of Construction with project contracts and related exhibits and documentation. Coordinate with future Project Managers to facilitate a seamless transition from preconstruction to construction and assist with the subcontractor award process, as appropriate. Manage multiple projects simultaneously while maintaining organization, responsiveness, and attention to detail. Perform other duties and responsibilities as assigned by the Director of Construction. Qualifications General knowledge of construction practices, building systems, and construction means and methods. Ability to work effectively in a team environment and build strong professional relationships. Excellent verbal and written communication skills. Strong organizational skills with the ability to manage multiple tasks and priorities. Demonstrated ownership, accountability, and pride in work. Eagerness to learn and adapt to new technologies, processes, and industry practices. Ability to effectively present information in one-on-one and small group settings. Proficiency with technology and a willingness to leverage tools to improve efficiency and accuracy.
