Assistant Superintendent Multifamily New Construction and Historic Renovation

New construction and historic renovation Position Summary AP Construction LLC is seeking an Assistant Superintendent to support field operations on multifamily projects. The role is a hands-on field leadership position covering both ground-up new construction and historic renovation. The Assistant Superintendent helps the project team deliver safe, on-schedule, quality work, coordinates trades, and keeps the Director of Construction informed of site conditions, risks, and progress. This position requires regular travel to active jobsites. A company laptop and travel reimbursement are provided. Paid time off is included. Essential Duties and Responsibilities Field leadership and daily operations Assist the Superintendent and Director of Construction in day-to-day management of multifamily jobsites, including new construction and historic renovation. Walk the site daily. Confirm work is installed per approved plans, specifications, shop drawings, and manufacturer requirements. Coordinate subcontractors, suppliers, and deliveries so work sequences correctly and the site stays productive. Support look-ahead scheduling, manpower planning, and recovery when weather, material, or trade delays affect the plan. Maintain a clean, organized, and secure site, including laydown, access, temporary protection, and housekeeping. Quality, historic work, and closeout Inspect in-progress and completed work. Document deficiencies and drive punch items to closure. On historic renovation work, protect existing fabric, follow approved repair methods, and flag conditions that differ from the documents before work proceeds. Review and track shop drawings, submittals in the field, RFIs, and field changes so the site is building from current information. Support inspections with the authority having jurisdiction, third-party inspectors, and the design team. Correct noted items promptly.
Assist with turnover:
O&M collection, attic stock, as-built markups, owner training, and warranty documentation. Safety Enforce AP Construction and
OSHA/IOSHA
safety requirements. Stop unsafe work. Conduct and document daily safety observations, toolbox talks, and incident reporting. Confirm subcontractors complete site orientation, use required PPE, and follow fall protection, excavation, hot work, and housekeeping rules. On renovation sites, manage additional hazards such as lead, asbestos abatement coordination, unstable existing structure, and occupied or adjacent conditions when applicable. Reporting and communication Prepare daily reports with manpower, weather, work completed, deliveries, visitors, safety notes, and photos. Report schedule, quality, safety, and cost-impact issues to the Director of Construction the same day they are identified. Communicate clearly and professionally with owners, architects, subcontractors, inspectors, and internal staff. Use company systems, including the company laptop and project software, to log daily reports, RFIs, photos, and punch items. Travel Travel to assigned multifamily project sites is a regular part of this role. Assignments may include overnight stays. Travel is reimbursed per company policy. The employee is expected to maintain a valid driver's license and be able to travel on short notice when a site needs coverage. Qualifications Required Three or more years of field experience in multifamily, commercial, or similar construction, including time in a foreman, assistant superintendent, or comparable lead role. Working knowledge of means and methods for wood frame, light gauge, concrete, MEP rough-in coordination, finishes, and building envelope. Ability to read and interpret plans, specifications, and shop drawings. Demonstrated commitment to jobsite safety and a record of enforcing it. Valid driver's license and ability to travel to project sites, including overnight travel. Proficiency with email, daily reporting, photos, and basic construction software. Comfortable working from a company laptop. Clear written and verbal communication. Reliable, organized, and able to work with limited direct supervision. Preferred Experience on both ground-up multifamily and historic or adaptive-reuse renovation. OSHA 30, first aid/CPR, or equivalent safety training. Familiarity with pay applications, schedule software, and project platforms such as X Project Pro. Experience coordinating with state historic review, local landmarks, or preservation consultants. What We Provide Base salary of $65,000 to $75,000 per year, based on experience. Company laptop for daily reports, project communication, and field documentation. Travel reimbursement for required project travel, per company policy. Paid time off. Direct reporting line to the Director of Construction, with exposure to both new construction and historic renovation work. Physical Requirements Work is performed primarily on active construction sites. The role requires walking jobsites, climbing stairs and ladders, standing for extended periods, and working outdoors in varying weather. Occasional lifting of up to 50 pounds may be required.
