Job Description

Company Overview We are a residential real estate development company specializing in the acquisition, renovation, and rental of residential properties. Our projects focus on efficient, high‑quality renovations of 1-4 unit homes. Position Summary The Residential Construction Superintendent is responsible for overseeing all construction activities from project start through completion. This role manages multiple residential renovation projects simultaneously—typically 2-4 projects at a time , all located within close proximity (approximately 10 minutes of each other). The Superintendent ensures work is completed safely, on schedule, within budget, and to quality standards. This position requires a highly self‑motivated individual who can work independently, manage subcontractors, and maintain strong field oversight. Key Responsibilities Construction & Project Oversight Oversee all phases of residential renovation projects from pre‑construction through closeout Manage 2-4 active projects concurrently Ensure projects are completed according to scope, schedule, and quality expectations Perform daily site visits and inspections Scheduling & Coordination Develop and maintain construction schedules Coordinate subcontractor sequencing and site access Ensure efficient workflow between trades to minimize downtime Subcontractor Management Solicit, receive, and review bids from subcontractors Serve as the primary point of contact for all subcontractors Enforce jobsite expectations, safety standards, and workmanship quality Assist subcontractors with material ordering and coordination Quality Control / Quality Assurance Perform ongoing QC/QA inspections throughout construction Identify deficiencies and ensure corrective actions are completed Verify work meets company standards Tenant & Maintenance Coordination Manage maintenance tasks in rental properties Communicate clearly and professionally with tenants as needed Documentation & Reporting Complete daily construction reports documenting work performed and issues Track progress and communicate updates to ownership/management Maintain organized project records and documentation Qualifications Required Minimum 4 years of experience in residential construction Proven experience managing subcontractors and field operations Strong understanding of residential renovation processes and sequencing Ability to manage multiple projects simultaneously Self‑motivated with the ability to work independently and make sound decisions Strong attention to detail and commitment to quality Basic technology skills (smartphone, email, digital reports) Preferred Knowledge of local residential building codes and inspections Prior experience in renovation or value‑add real estate projects Work Environment & Benefits Projects located close together (minimal travel time) Housing provided as needed Independent, field‑based role with autonomy and responsibility Opportunity to grow with a real estate development and property management company Project Bonuses Gas Card Employee stock options
