Job Summary Duffy Properties is seeking an experienced Construction Project Manager (onsite in Waltham) who will work alongside both our construction and property management teams. The Project Manager will oversee and coordinate construction projects from planning to closeout along with ensuring projects are completed on schedule, within budget, and in accordance with safety protocols. In addition, the Project Manager will manage projects for capital improvements, assets upgrades, and tenant fit-outs across our commercial portfolio that consists of 1.5MM SF of office and retail properties, as well as approximately 500 units of residential apartments in Waltham, Burlington, and Woburn. Duties Lead and manage multiple construction projects simultaneously from pre-construction to closeout. Meet with prospective tenants and brokerage staff, to provide owners with preliminary budgets as well as make suggestions of how existing vacant space can be re-fitted for the prospect in a cost-effective manner. Create detailed and accurate estimates, including labor and materials to price out projects. Must be familiar with means and methods of construction. Develop, maintain, and manage project schedules of subcontractors and staff to ensure the timely completion of projects. Monitor the progress of each project against the goals and objectives, budgets, and approved timelines. Adjust schedules and resources as needed. Track job costs, review invoices to ensure accuracy of payments. Review all facets of the construction projects, tenant improvements, including evaluating bids and proposals, capital improvement and repair and maintenance projects, along with ensuring compliance with lease or other contractual obligations. Make recommendations for contracts while staying on budget. Prepare and review change orders and requests for vendor pricing. Secure and manage required permits for work to be completed. Draft, review, and administer subcontractor agreements and ensure compliance in accordance with the contract terms. Conduct regular site visits and inspections to ensure that the work being performed is within safety guidelines and compliance standards. Identify any delays or issues with construction progress and proactively implement and recommend solutions. Lead and participate in project meetings, provide clear updates on projects and any changes to the project plan. Perform job progress and completion reports, along with creating punch lists as needed. Qualifications Bachelor's degree in construction management, engineering or related field. 5+ years of experience in the construction industry with direct project management responsibility. Strong knowledge of the commercial construction process and best practices. Demonstrated experience with project budgeting, estimating, and scheduling. Ability to understand and interpret technical requirements of plans and specifications, including safety guidelines. Must have a strong business acumen and ability to manage financial priorities. Proficiency with Microsoft Office. Excellent verbal and written communication skills. Valid driver's license. Construction Supervisor License (CSL) or ability to obtain. OSHA Certification The salary range for this position is $110,000 to $150,000 per year. Actual compensation within the range will be dependent upon the individual's skills, experience, and qualifications. The salary range provided is Duffy Properties good faith and reasonable estimate of the compensation for this position as of the time of posting.
