Position Summary The Project Manager is responsible for the ownership, operation, maintenance, appearance, safety, and continuous improvement of all company-owned and leased facilities, grounds, fleet vehicles, and physical assets. This individual serves as the company's single point of ownership for everything related to our physical infrastructure from changing a light bulb or pressure washing a vehicle to managing renovations and new construction projects. The successful candidate is equally comfortable working hands-on when needed, coordinating contractors, negotiating purchases, overseeing vendors, and ensuring every company location reflects a first-class image. This position reports directly to executive leadership and plays a critical role in protecting and enhancing the company's facilities, assets, and long-term investments. Facilities Management

• Oversee maintenance, operation, and appearance of all company facilities.
• Develop and manage preventative maintenance programs.
• Coordinate repairs involving HVAC, plumbing, electrical, roofing, flooring, lighting, security systems, and building infrastructure.
• Perform minor maintenance personally when practical while coordinating outside contractors for specialized work.
• Conduct routine facility inspections and maintain maintenance records. Grounds & Exterior Maintenance
• Oversee landscaping, irrigation, parking lots, sidewalks, fencing, signage, exterior lighting, drainage, pressure washing, and exterior improvements.
• Ensure all properties maintain a clean, professional appearance. Fleet Management
• Manage the company fleet including maintenance, registrations, repairs, inspections, and replacement planning.
• Ensure vehicles remain clean and professionally presented, including personally washing/detailing vehicles when appropriate. Construction & Capital Projects
• Manage renovations, expansions, remodels, tenant improvements, and new construction.
• Coordinate architects, engineers, contractors, inspectors, utilities, and municipalities.
• Manage budgets, schedules, permits, quality, and project closeout. Space Planning & Workplace Management
• Coordinate office expansions, department moves, workspace reconfigurations, and furniture procurement.
• Develop efficient office and warehouse layouts and long-term facility plans. Vendor Management
• Source, negotiate, and manage vendors and contractors.
• Obtain competitive bids and maintain preferred vendor relationships. Purchasing & Procurement
• Purchase maintenance supplies, building materials, equipment, furnishings, and facility-related items.
• Negotiate pricing and identify cost-saving opportunities. Compliance & Safety
• Ensure compliance with applicable building, fire, OSHA, ADA, and safety regulations.
• Maintain required records, permits, inspections, and documentation. Budget & Asset Management
• Prepare maintenance and capital budgets.
• Track warranties, equipment lifecycles, and recommend capital improvements. Work Schedule & Availability
• This is a salaried management position and is not a traditional 8:00 AM-5:00 PM role.
• Be available for facility emergencies outside normal business hours.
• Be physically present during evenings, nights, weekends, and holidays to supervise projects, renovations, installations, office moves, and emergency work that cannot occur during normal business operations.
• Adjust work schedules as necessary to support operational needs. Qualifications
• Minimum 5+ years of experience in facilities management, commercial construction, property management, or a related field.
• Strong knowledge of commercial building systems and maintenance practices.
• Experience managing renovation or capital improvement projects.
• Ability to read construction drawings and specifications.
• Strong negotiation, budgeting, vendor management, and project management skills.
• Valid driver's license with an acceptable driving record. Preferred Qualifications
• Commercial construction management experience.
• Experience overseeing multiple facilities.
• OSHA or other safety certifications.
• Knowledge of permitting and municipal processes. Ideal Candidate

Pay:

$57,861.73 - $80,000.00 per year
