Residential Construction Project Manager - Custom Homes & Luxury Remodels Herrington Homes, LLC Arden, NC and surrounding areas Full-time About Us Herrington Homes, LLC is an award winning custom residential builder specializing in high-end custom homes and luxury remodels. We are seeking an experienced Residential Construction Project Manager to lead projects from preconstruction through closeout. This role requires someone who can both estimate jobs before construction starts and manage those jobs through completion . The right candidate will be organized, proactive, detail-oriented, and experienced in custom residential construction. Position Summary The Project Manager is responsible for preconstruction estimating, budgeting, scheduling, subcontractor coordination, field oversight, client communication, documentation, quality control, and closeout. This person will manage multiple moving parts across assigned projects while helping protect budget, schedule, quality, and overall client experience. Key Responsibilities Preconstruction & Estimating Prepare preliminary and detailed estimates for custom homes and luxury remodels Review plans, specifications, site conditions, and selections to build complete project budgets Solicit and compare subcontractor and supplier bids Identify scope gaps, constructability issues, long-lead items, and budget risks before work begins Assist with value engineering and budget alignment during preconstruction Prepare and price change orders as needed Project Management Manage projects from startup through final completion Create and maintain project schedules and look-ahead plans Coordinate subcontractors, vendors, material deliveries, and inspections Ensure work is completed according to plans, specifications, building codes, selections, and company standards Monitor job costs, allowances, and budget performance throughout the project Review trade partner work and verify percent complete before invoice approval Identify issues early and help resolve them before they affect quality, budget, or schedule Field Oversight & Communication Conduct regular site walks, inspections, and quality control checks Maintain organized and accurate project records in JobTread Complete daily logs, field reports, progress photos, and project documentation in a timely manner Lead client updates, progress meetings, and jobsite communication Build strong relationships with trade partners, vendors, inspectors, architects, and engineers Maintain clean, safe, and professional jobsites Qualifications 5+ years of residential construction experience as a Project Manager, Superintendent, or combined PM/Super Strong experience with custom homes and/or high-end residential remodels Proven preconstruction estimating and budgeting experience Strong understanding of residential construction sequencing, methods, materials, and costs Ability to read and interpret plans, specifications, and construction documents Strong written and verbal communication skills Highly organized with strong time management and follow-through Proficient with email, spreadsheets, and construction management software; JobTread experience is a plus Degree in Construction Management or related field preferred, but not required Clean driving record and reliable transportation Ability to pass a background check and drug test Compensation & Benefits Competitive salary based on experience Bonus potential Health insurance after qualification period Paid time off after qualification period Long-term growth opportunity with a custom residential builder Working Conditions Travel required between work sites Work performed in office and active construction-site environments Must be able to walk and climb in a construction environment and lift up to 75 lbs How to Apply Please reply with your resume, contact information, and availability.
