Job:
The Development Manager, Single Family will report directly to the SVP and will perform a wide variety of tasks directly related to the planning, development, and advocacy of affordable housing projects from land acquisition through sales of homes. The position is characterized by a high degree of autonomy, initiative, responsibility, accountability, and ability to work with various individuals, community-based organizations, and government entities.
Specific responsibilities:
Develop the affordable housing pipeline: Collaborate with the team on project planning and pipeline development. Identify new opportunities for DreamKey Partners to develop or acquire affordable housing. Assist in identifying and assessing development sites and acquisitions through market research, demographic studies, and competitive analysis. Ability to communicate with brokers and owners on potential sites. Conduct preliminary feasibility analysis. Determine the need for community acceptance plans (new construction).
Conduct due diligence:
Analyze market conditions to ensure feasibility Prepare predevelopment budgets and schedules for proposed projects from the initial phases to completion. Solicit and hire necessary consultants to perform and entitle the project.
Prepare for financing:
Assist with the financial analysis for tax credit applications and prepare investment packages. Assist with Identifying appropriate funding and subsidy. Negotiate funding documents. Prepare clear and effective private and public funding applications and obtain approval. Assist in Interacting with debt, equity, municipal shareholders, and government agencies to support financial analysis and secure subsidy approvals.
Community Engagement:
Act as DreamKey Partners representative at community meetings, city hearings, and committee meetings Present projects to the community and gain buy-in
Closing:
Conduct all tasks to prepare for closing of land acquisition, subsidy, and construction financing Coordinate closing government agencies providing subsidies, including document assemblage and review. Assist Legal and Operations Department in closings. Work with financial investors to expedite draws during construction. Work on hand over of projects to the Home Owners Association and conduct tasks related to completed projects. 6. Other Perform all types of administrative tasks associated with the development of affordable communities. Complete special projects and research as assigned. Become very familiar with financing mechanisms and attend training as needed. Prepare monthly reports regarding the status of each project. Maintain proper physical and electronic files. Attend real estate development staff meetings as well as regular office meetings. Assist in completing an annual work plan and quarterly track progress against the plan. Skills, Qualifications, and Attributes Experience working with and solving problems with multidisciplinary teams. Strong technical writing and computer skills to seek grants to support the organization. Proven ability to motivate teams. Excellent communication, supervisory, negotiation, and organization skills. Ability to train and mentor Development Associates at the entry level. Assign task to associates and follow up on their work progression.

Four (4) year college degree or equivalent experience
