Job Description

Commercial Construction Superintendent Location:
Charlotte, NC Employment Type:
Full-Time Compensation:
$80,000 to $105,000 + project-based performance bonuses We are working with an architect-led design, build, and development firm to find a Commercial Construction Superintendent for their Charlotte office. The company has been building for nearly 25 years, with an in-house team of architects, contractors, and real estate professionals that carries projects from concept through completion under a single point of contact. Their focus is transforming underutilized urban spaces into high-performing commercial environments, with deep experience in adaptive reuse, urban infill, and complex commercial work across Florida and the Carolinas. Charlotte is a growing market for them, and this Superintendent will be a key part of how that office scales. Why this role matters This Superintendent is the steady hand that keeps commercial projects moving forward in the real world. You are the field leader from mobilization to closeout, coordinating trades, protecting the schedule, and addressing issues before they turn into delays. When the schedule gets tight or the site gets complicated, you are the one keeping the job organized, safe, and moving forward with clear communication and strong field leadership. This role carries real responsibility and real authority. Nothing moves forward in the field without your sign-off. Who You Are You don't wait for issues to surface. You're already addressing them. You walk every site with a plan in your head, the details in view, and the right call ready to make. You build momentum, and you protect it. Field ownership You own the jobsite. From day one to final turnover, you are accountable for: Schedule Quality Safety Trade coordination Day-to-day field execution This role is built for Superintendents who want true ownership, not just responsibility. What You'll Do Lead daily jobsite operations from mobilization through punch and closeout Own the schedule in the field: sequencing, manpower planning, and weekly lookaheads Coordinate subcontractors, inspections, material deliveries, and site logistics to avoid downtime and rework Run daily huddles and weekly trade meetings with clear action items and accountability Manage quality control: verify install details, track deficiencies, and hold trades to the drawings and specs Keep safety tight: enforce standards, correct issues immediately, and document consistently Coordinate with the PM team on procurement timing, RFI and submittal impacts, and change work Manage urban logistics and tight-footprint site conditions, including staging, deliveries, and street or sidewalk coordination Communicate proactively with building ownership and tenants, when applicable, to minimize disruption Track milestones, progress, and field productivity against the plan Maintain accurate daily logs, photos, safety records, inspection reports, and progress updates Communicate clearly with the project team and leadership so there are no surprises and no scrambling Identify risks, conflicts, and gaps early and bring solutions, not just problems Keep the work sequenced and intentional so lost time never eats into margin Closeout Drive punch lists to completion on schedule Coordinate final inspections and certificates of occupancy Lead final trade walks and as-built coordination Deliver a professional, organized turnover to ownership What You Bring 10+ years as a commercial Superintendent or field leader Experience with adaptive reuse, urban infill, or complex commercial projects; ground-up, renovation, tenant improvement, office, retail, hospitality, or healthcare backgrounds all translate well Strong understanding of MEP coordination and commercial sequencing Strong sequencing and field coordination skills, with the ability to plan work in tight sites, active facilities, or challenging logistics environments Confidence managing multiple trades at once, with clear expectations and consistent follow-through Working knowledge of construction means and methods, blueprint reading, and local building codes Familiarity with Procore, Buildertrend, or similar tools, and comfort working from plans on a tablet OSHA 30 certification, or willingness to complete A valid driver's license Professional presence on the jobsite and with partners, owners, and inspectors Traits that matter Schedule-driven, with a clear understanding that time is money on every job Detail-oriented and organized Adaptable in fast-moving environments Solution-minded under pressure Takes pride in craftsmanship and outcomes You've earned respect by delivering, consistently. How You Lead You're decisive and accountable You lead with respect, not volume You hold trades to high standards while protecting relationships People notice the difference on your jobsites What You're Building Adaptive reuse projects Urban infill sites Tight footprints with complex conditions Commercial environments that demand precision What You'll Gain Base salary of $80,000 to $105,000, based on experience Project-based performance bonuses Tools, technology, and travel covered Health, dental, and vision insurance 401(k) plan Standard PTO Autonomy to run your site, backed by leadership that stays engaged and accessible Strong partnership with the project team: clear communication, planning ahead, no guessing games A consistent pipeline of commercial work and room to grow into larger scopes A company that values how the job gets done, not just that it gets done A clear path to Senior Superintendent or Construction Director as the Charlotte office grows About the team and culture Their Charlotte office runs with a development-first mindset, structuring high-potential deals, executing them through an in-house design-build platform, and earning equity through performance. Because design, construction, and development sit under one roof, the field team works directly with the people who drew the project and the people who own it, which means faster answers and fewer handoffs. Leadership is intentional about building strong relationships across teams and offices, creating alignment through collaboration and trust. They make a point of getting people together, not just on projects but as people, and it shows in how they support one another and how they mix hard work with time together outside the jobsite. That mindset shows up on the jobsite as better communication, stronger teamwork, and a higher standard of execution. At Framework, we keep it simple: we connect great people with great builders. We're not just filling seats - we're helping construction professionals find real opportunities with companies that value what they bring to the table. Our candidates trust us because we're honest, we follow through, and we never push roles that aren't the right fit. We take the time to understand where you're coming from and where you want to go. The builders we represent are more than just clients to us. Many of them are friends and longtime partners. If we wouldn't feel confident working for them ourselves, we wouldn't introduce them to the people who trust us with their careers. On the flip side, our clients count on us to bring high-quality people who are the real deal - both in skill and character. They'll tell you we just get it. We're proud to be the kind of recruiters who do what's right, not what's easy, and we make sure it's a win for everyone involved.
