This position sits at the center of planning, pricing, and strategy, partnering closely with Operations, Business Development, Owners, Architects, and Trade Partners to ensure projects are positioned for success before construction begins. This role is well-suited for a senior preconstruction professional who brings a strong technical foundation, sound judgment, and a collaborative approach to building projects. You will have ownership of complex estimates, meaningful influence over project direction, and direct involvement with client teams and internal leadership. Key Responsibilities Lead the development of conceptual, schematic, design-build, and lump-sum estimates across multiple commercial sectors Collaborate with Owners, Architects, Operations, and Business Development to define scope, budgets, and overall project strategy Review drawings, specifications, and supporting documents for completeness, constructability, and potential risk exposure Prepare detailed quantity take-offs, cost estimates, and comprehensive bid packages that clearly define scope and pricing Develop bidder lists, solicit subcontractor and vendor proposals, evaluate pricing, and perform detailed bid levelling to support award recommendations Lead pre-bid meetings and site visits to assess existing conditions, logistics, and project challenges Partner with Operations and Business Development to support preliminary schedules, phasing plans, logistics, and pursuit strategies Maintain and analyze historical cost data, estimating databases, and pricing models to support future preconstruction efforts Contribute to value engineering conversations and alternative solution development that aligns cost, schedule, and design intent Experience and Skills Minimum of 8 years of commercial construction estimating or preconstruction experience with a general contractor. Strong understanding of construction methods, materials, means, and cost drivers across commercial building types. Advanced ability to read, interpret, and analyze construction drawings, specifications, and technical documents. Strong analytical, organizational, and communication skills with the ability to lead discussions across multiple teams. Proven ability to conceptualize projects from limited early information and manage multiple estimates under tight deadlines. Experience with estimating and construction software such as Sage Timberline, PlanSwift, Procore, Bluebeam, Microsoft Project, or comparable platforms. Experience with pre-engineered metal buildings is a plus, but not required.
