CHA Consulting, Inc. is seeking a Sr. Project Manager - Land Development to join our Land Development Team in Cary, NC; Charlotte, NC; Columbia, SC; or Richmond, VA. This is a senior level leadership role for a proven project manager and business developer who is ready to grow client relationships, lead complex projects, and help expand CHA's presence across the Southeast. As a Senior Project Manager at CHA, you will lead land development projects from pursuit through delivery-ensuring they are executed on time, within scope, and on budget-while maintaining a strong focus on client satisfaction and financial performance. Approximately 50% of this role is dedicated to business development, including leveraging existing client relationships, pursuing new opportunities, and driving repeat work. This position is ideal for a professional who combines technical expertise with strong client-facing and leadership skills and is motivated by growing both projects and people.What You'll Do:
Lead and deliver land development projects, managing scope, schedule, budget, risk, and quality Serve as a trusted advisor to clients, building long-term relationships and expanding client accounts Actively pursue new business by leveraging an established professional network, identifying leads, and executing client pursuit strategies Prepare and oversee proposals, project plans, extra work authorizations, and project closeout documentation Manage project financials, including budgets, forecasts, billing, and cash flow Interpret and administer client contracts and ensure compliance with contractual requirements Collaborate across disciplines and offices to deliver integrated solutions Mentor and motivate team members while fostering strong internal relationships Represent CHA through networking, industry involvement, and client engagementWhat You Bring:
Bachelor's Degree in Civil Engineering required Minimum of11 years of professional experience, including 8 years of project management experience required Professional Engineer (PE) or Registered Landscape Architect (RLA) license required Demonstrated success expanding client bases, winning pursuits, and driving revenue growth An established network of clients capable of generating new business opportunities Strong experience managing client relationships and complex, multi-project workloads Proven ability to prepare proposals, manage project development, and support organizational growth goals Solid understanding of project accounting, including budgeting, forecasting, and cash management Proficiency with AutoCAD/Civil 3D and the Microsoft Office Suite Excellent communication skills with the ability to influence and adapt to diverse audiences Strong problem-solving skills, sound judgment, and the ability to work independently Willingness and ability to travel as neededWhy You'll Love It Here:
