Areas of Responsibility:
Complete all required superintendent training and be able to prove proficiency in all tasks and areas. Requires frequent (daily/weekly) mentoring from immediate manager. Has no direct construction scheduling responsibility, but will be helping others with these tasks, to gain proficiency. Should have supervision when interacting with customers. Has no direct warranty responsibility but must go through training for warranty items and procedures. Must present a professional image, following company standards. Must get OSHA 1O certified within 90 days of employment. Must demonstrate good judgement and decision making. Scheduling Begin using the ITK system and monitor and update schedules. Learn the inspection process required in different municipalities and the proper process for documentation. Gain an understanding of internal inspections and the proper protocols. Gain an understanding on proper updating of construction status and performance. Gain an understanding of how schedules work and how they correlate into the final Quality Inspection Review homes for completion prior to settlement occurring. Watch, learn and begin to communicate with sales regarding the status of all homes under construction according to the established process. Trade Partner Management Being to understand scopes of work, schedules, blueprints, specifications and quality standards. Understand exceptions and how to document them. Understand how conflicts with trade partners should be handled. Learn best practices of how to set up a successful partnership with the trades. Gain understanding of the importance of proper communication between our trade partners, as it relates to our schedule. Job Site Management and Community Management Learn the proper way for the job site to be kept, as it relates to marketing efforts and occupied homes. Learn the proper expectation of homes in production as it relates to the maintenance of cleanliness and safety. Understand and demonstrate what is expected of model home appearance, inventory home and construction site appearance. Learn about erosion control measures. Customer Relations Learn how to properly conduct all formal homeowner meetings with the customer, according to the established protocols. Learn how the Novi Home app works and understand the proper way to communicate with the customer using this tool and how to provide progress photos. Understand the homebuilding guide and Warranty guide, so you can gain proper knowledge of the company's policies and expectations set forth to the customer. Be courteous and present professional appearance when interacting with a customer. Learn how to document customer concerns and how to create proper plans of action with the customer. Understand customer satisfaction goals and what is expected by the company. Construction Cost Control Understand how scrub reports work and how analyze them. Understand what a variance is and how to deal with them. Understand what an area figure form is and the proper way to estimate and use this form. Understand the process for paying a vendor and how to authorize payment and when to withhold payment. Understand how to close all work orders and tasks in ITK prior to closing. Materials Management Understand how to check material deliveries, to check for accuracy. Gain understanding on how to properly deliver and store materials to guard against damage, theft, and misuse. Understand how to verify material estimates for discrepancies and how to provide feedback to purchasing. Quality Management Gain an understanding of what the company's quality standards are. Walk all homes under construction daily. Gain an un understanding of how to conduct a quality control inspection. Learn the proper way to do a New Home Orientation to ensure customer satisfaction. Safety Standards Monitor job sites daily and address apparent safety issues immediately. Learn how to hold job site safety meetings with contractors as determined by division. Learn the proper way to handle and document job site accidents in accordance with the company requirements. Assist in maintaining a certified first aid kit in the construction field office. Construction Knowledge and Skill Learn about local and national building codes and how it pertains to the products you are building. Gain appropriate structural and application knowledge. Learn how to have appropriate estimating skills. Gain proficiency in the company's systems and policies of all company departments. Gain a thorough knowledge of all scopes of work, blueprints, and insurance requirements Learn about mold and mold remediation. Participate in ongoing training on construction management and safety. General Duties Learn how to complete paperwork, reports, and files according to the company's format and timeframes. Present a professional image in accordance with the company appearance standards. Maintain a high level of ethics and integrity in all dealings. Maintain a personal time management system to facilitate organization and efficiency. Attend and pass all required Chesapeake Homes training. Demonstrate good judgement and decision-making skills. Other duties as assigned by the division.
