Job Description

Job Overview:
We are seeking a skilled Construction Manager with 4-6 years of experience to oversee projects from planning to completion. The ideal candidate will have strong expertise in construction management, estimating, scheduling, and subcontractor coordination. This role offers a competitive salary with a structured bonus program based on project performance and company growth. Primary Responsibilities
  • Lead assigned projects from award-to-operations handoff through final closeout.
  • Review contracts, drawings, specifications, addenda, bid assumptions and estimate/budget information before mobilization.
  • Develop and maintain project execution plans, baseline schedules and rolling two- or three-week look-ahead schedules.
  • Coordinate superintendents, field personnel, subcontractors, vendors, consultants and client/agency representatives.
  • Manage subcontractor/vendor procurement and buyout in coordination with Operations and within approved project budgets.
  • Track project commitments, cost-to-date, anticipated cost-to-complete, budget variances and projected financial outcome with Operations/Accounting.
  • Identify extra work and changed conditions promptly; maintain change-order logs and support timely notice, pricing, backup, submission and follow-up.
  • Prepare and support requisitions, billing backup, schedule-of-values requirements and documentation needed for payment.
  • Maintain RFIs, submittals, meeting minutes, correspondence, logs, notices, daily/weekly reporting and other required project documentation.
  • Monitor schedule performance and implement recovery actions before milestone or completion dates become critical.
  • Coordinate inspections, permits, agency requirements, testing, shutdowns, access constraints and project-specific logistics.
  • Manage punch list, warranties, as-builts, O&M documentation, sign-offs, retainage requirements and final closeout.
  • Maintain professional client relationships and represent effectively at progress meetings, coordination meetings and site meetings.
  • Provide concise weekly project-health reporting covering schedule, cost, change orders, billing, procurement, manpower, client issues and top risks. NYC Public Works / Labor Compliance Requirements
  • Working knowledge of New York prevailing-wage requirements and the practical impact of wage classifications, supplemental benefits, payroll documentation and labor-cost compliance on project execution.
  • Experience working in union construction environments and coordinating union trades, jurisdictional considerations, manpower and field requirements.
  • Practical understanding of Project Labor Agreements (PLAs), including how PLA requirements affect staffing, subcontractors, work rules, documentation, scheduling and project cost.
  • Experience with certified payroll and coordination of required labor-compliance records with internal administrative/accounting staff and subcontractors.
  • Ability to recognize labor-compliance risks early and coordinate with management and appropriate compliance resources when interpretation or formal guidance is required.
  • Familiarity with public-owner documentation, approvals, notices, change management, payment procedures and closeout requirements.
Qualifications:
  • Bachelor's degree in construction management, Civil Engineering, or related field preferred.
  • 3-4 years of experience in construction management with a focus on estimating, scheduling, and subcontractor management.
  • Proficiency in construction scheduling software and cost estimating tools.
  • Strong leadership, communication, and problem-solving skills.
  • Ability to manage multiple projects and work in a fast-paced environment.
