About the Role We are seeking an experienced General Contractor (Residential/Commercial) to oversee residential and commercial construction projects, including home remodels, additions, tenant improvements, and retail build-outs. This role requires strong leadership, technical expertise, and the ability to manage multiple projects in compliance with New York State building codes, labor laws, and safety regulations. Key Responsibilities Manage construction projects from planning through final inspection. Coordinate permitting, inspections, and compliance with NYS Uniform Fire Prevention and Building Code. Supervise job-site operations, subcontractors, and labor crews. Ensure OSHA and New York State Department of Labor safety standards are met. Maintain project budgets, schedules, and documentation. Communicate with homeowners, business owners, architects, engineers, and municipal officials. Oversee procurement of materials and vendor relationships. Conduct quality checks and ensure all work meets industry and state standards. Prepare and manage change orders, progress reports, and closeout documentation. Required Qualifications Minimum 5 years of experience in residential and commercial construction. Ability to read and interpret architectural drawings and engineering plans. Strong knowledge of NYS building codes, permitting processes, and inspection requirements. Proven experience managing subcontractors and jobsite operations. Valid New York State Contractor License (or ability to obtain). Proficiency with project management software and digital documentation tools. Excellent communication, leadership, and problem-solving skills. Preferred Qualifications Experience with structural repairs, additions, and tenant improvements. Knowledge of energy-efficient building practices and NYSERDA standards. Ability to estimate labor, materials, and project costs accurately. Physical & Work Requirements Ability to lift 50+ lbs, climb ladders, and work on active construction sites. Ability to travel to multiple job sites throughout Oneonta, NY area. Ability to work in varying weather conditions and respond to project needs outside standard hours when required.
Pay:
$80,000.00 - $90,000.00 per year
