Role Description This is a full-time, in-person role, located in White Plains, NY (Westchester County). The Property Manager (Construction & Capital Projects) is a hands-on, mid-level role responsible for the day-to-day management of a national portfolio of industrial assets and for overseeing capital improvement and tenant improvement (TI) projects across that portfolio. This role is ideal for a property management or construction project management professional who is comfortable wearing multiple hats, managing contractors and vendors, operating within a small-team, in an entrepreneurial environment. This is not a ground-up development role; the focus is on capex execution, TI build-outs, and ongoing property operations within an existing, occupied portfolio. Compensation $100,000/YR Medical/Dental/Vision Benefits included 401K PTO Key Responsibilities Property Management & Operations Serve as the primary point of contact for tenants on operational and building matters, including service requests, building systems issues, and lease compliance items Oversee day-to-day operations across an assigned portfolio of industrial properties, including building systems, life safety, roofing, HVAC, and site infrastructure Manage relationships with property-level vendors (janitorial, landscaping, snow removal, security, fire/life safety, mechanical) and ensure service-level expectations are met Conduct routine site inspections and prepare property condition reports with recommended action items Develop and manage annual operating budgets, track variances, and review CAM reconciliations with the accounting team Track tenant arrears and assist in coordinating follow-ups with management and accounting Capital Projects & Tenant Improvements Manage capital improvement projects across the portfolio (roof replacements, parking lot work, HVAC replacements, façade work, dock and door upgrades, electrical upgrades, etc.) from scoping through closeout Manage tenant improvement build-outs from lease execution through delivery, including coordination with tenants, architects, engineers, general contractors, and subcontractors Develop scopes of work, solicit bids, perform bid leveling, and make award recommendations to ownership Negotiate and administer construction contracts, change orders, and vendor agreements in coordination with senior management and counsel Track project budgets, schedules, and milestones; review contractor pay applications, lien waivers, and invoices for approval Coordinate permitting, inspections, and certificate of occupancy / sign-off processes with municipalities and third-party consultants Manage punch lists, project closeout, warranty documentation, and as-built drawings Maintain capital project trackers and provide regular status reporting to senior management Vendor, Insurance & Compliance Track and maintain Certificates of Insurance (COIs) for tenants, vendors, and contractors; follow up on missing or expiring documents Maintain vendor and contractor qualification records, including W-9s, references, and required licensing Organize insurance, compliance, and project documentation in shared systems and project files Due Diligence & Document Support Support acquisition due diligence by coordinating Property Condition Assessments, environmental reports, roof and MEP inspections, and engineering reports Help develop post-closing capex and repositioning plans for newly acquired assets Maintain orderly digital and physical files related to asset operations, lease documents, and project records General Support ad-hoc operational and project-based tasks typical of a small, entrepreneurial firm Assist with documenting and improving property management and project management processes Qualifications Bachelor's degree required Previous experience in industrial real estate is a plus 3-7 years of experience in commercial property management, construction project management, or owner's representation, ideally with industrial or large-format commercial assets Demonstrated experience managing capital improvement projects and/or tenant improvement build-outs from scope through closeout (ground-up development experience is not required) Working knowledge of building systems (roofing, HVAC, electrical, plumbing, life safety) and ability to read and interpret construction drawings, specifications, and contracts Comfort negotiating with and managing general contractors, subcontractors, and vendors Strong organizational skills and attention to detail across multiple concurrent projects Proficiency with Excel or Google Sheets; experience with property management or project management software (e.g., Yardi, MRI, AppFolio, Procore, or similar) preferred Clear written and verbal communication skills, with the ability to interact professionally with tenants, contractors, municipalities, and ownership Willingness and ability to travel to portfolio properties as needed
