Full-Time Position Overview An established developer-builder specializing in student housing and multifamily construction is seeking an experienced Construction Superintendent to oversee field operations for a new residential development in the Middletown, Ohio market. This individual will serve as the on-site leader responsible for managing daily construction activities, coordinating subcontractors, maintaining project schedules, and ensuring work is completed safely and to quality standards. The ideal candidate will have experience leading ground-up wood-frame multifamily, student housing, mixed-use, or large-scale residential projects and possess strong communication and leadership skills. This role requires a hands-on superintendent capable of driving production while maintaining a collaborative relationship with ownership, design teams, and trade partners. Key Responsibilities Manage all on-site construction activities from mobilization through project completion Maintain project schedule and coordinate sequencing of subcontractors and suppliers Lead daily site operations including safety meetings, logistics coordination, inspections, and manpower management Ensure work is completed in accordance with plans, specifications, quality standards, and local building codes Coordinate with project management staff regarding RFIs, submittals, change orders, and procurement activities Conduct regular subcontractor meetings to review schedule milestones, safety expectations, and project updates Monitor project progress and proactively identify potential delays or conflicts Maintain a clean, organized, and safety-focused jobsite environment Work closely with municipal inspectors, ownership representatives, and third-party consultants throughout the construction process Assist with punch list completion, turnover procedures, and final project closeout Qualifications 5+ years of experience as a Superintendent on ground-up multifamily, student housing, hospitality, or commercial projects Experience managing wood-frame podium or garden-style residential construction preferred Strong knowledge of construction means and methods, scheduling, and site coordination Ability to read and interpret construction drawings and specifications Proven leadership experience managing subcontractors and field personnel Familiarity with OSHA safety standards and jobsite safety enforcement Proficiency with construction management software and digital reporting tools preferred Strong communication, organizational, and problem-solving skills Ability to maintain schedule performance in a fast-paced construction environment Preferred Background Experience with student housing developments or high-density residential projects Experience working on occupied campuses or within active community environments is a plus Ability to lead projects ranging from early sitework through final turnover and occupancy Compensation & Benefits Competitive base salary Vehicle allowance Bonus opportunities tied to project performance Health, dental, and vision insurance 401(k) with company match Paid time off and holidays #IND1
