Our portfolio includes data centers, higher education, K-12, manufacturing, municipal, and commercial construction. CDI is expanding its data center operations into Oklahoma and is seeking an experienced Project Manager to lead our Muskogee project team. This is an opportunity for an experienced construction professional to take a leadership role on a large-scale, highly complex data center project and help CDI establish a long-term presence in the Oklahoma data center market. Position Overview CDI is seeking an experienced Project Manager to lead the management and execution of our General Requirements scope for a major data center project in Muskogee, Oklahoma. The Project Manager will have overall responsibility for CDI's project operations, including financial management, scheduling, procurement, subcontractor and vendor coordination, client relations, documentation, staffing, site logistics, and overall project execution. The Muskogee project is significantly different from a traditional commercial project. The site is extremely constrained, with three data centers being constructed simultaneously, requiring constant coordination and adjustments to site logistics, infrastructure, material movement, access, and general site operations. The successful candidate must be comfortable operating in a fast-paced environment and managing a project where conditions can change quickly. This is a hands-on Project Manager position that requires strong communication with both the office and field teams. Key ResponsibilitiesProject Management Take overall ownership of CDI's General Requirements scope. Manage project execution from mobilization through completion. Develop and maintain project execution strategies. Establish project goals, expectations, and procedures. Coordinate closely with Whiting-Turner and other project stakeholders. Manage CDI's project team, including Superintendents, APM/PEs, and support personnel. Coordinate with subcontractors, vendors, suppliers, and general labor providers. Maintain strong relationships with the client and project partners. Identify potential project issues and develop solutions before they become problems. Financial Management Develop and maintain project budgets. Monitor project costs and financial performance. Review commitments, invoices, subcontractor costs, and labor expenses. Track project cash flow. Review monthly billing and pay applications. Manage change orders and additional work. Identify cost impacts associated with changes in site conditions. Work with CDI leadership to maintain project profitability. Provide regular financial updates to company leadership. Scheduling Develop and maintain project schedules. Coordinate CDI activities with the overall Whiting-Turner project schedule. Develop short-term and look-ahead schedules. Identify schedule risks and potential delays. Coordinate manpower and equipment requirements with project milestones. Plan staffing requirements as additional buildings come online. Coordinate CDI's resources across multiple phases of the project. Site Logistics & General Requirements The Project Manager will play a significant role in managing CDI's site logistics responsibilities.

Responsibilities may include:

Site logistics planning. Site access and circulation. Material delivery coordination. Laydown and staging areas. Temporary site infrastructure. General labor coordination. Site layout coordination. Equipment coordination. Maintaining safe and efficient site operations. Updating logistics plans as site conditions change. Coordinating logistics between multiple data center buildings. Because the site is highly constrained, the Project Manager must understand how decisions made in the office affect field operations. Plan Review & Bluebeam Strong Bluebeam skills are highly preferred. The project will require continuous review and adjustment of site logistics and layout plans. The Project Manager will be expected to: Review construction drawings and specifications. Perform plan overlays and comparisons. Create and review Bluebeam markups. Track changes to site logistics plans. Coordinate field conditions with design documents. Communicate plan changes to the Superintendent team. Maintain accurate project documentation. Assist in developing solutions to field conflicts. Team Leadership The Project Manager will be responsible for building and leading CDI's project team. The initial team is expected to include: Project Manager APM/PE Two Superintendents General Labor/Field Support As the project expands, the Project Manager will be responsible for helping CDI determine when additional personnel are needed. The Muskogee operation is expected to grow as additional data center buildings and other Mission Critical projects. The PM will work closely with CDI leadership to determine: Staffing requirements Hiring needs Travel requirements Local Oklahoma recruiting General labor requirements Equipment needs Additional project management resources What We're Looking For The ideal candidate will have: 7+ years of commercial construction experience , with significant experience managing large-scale projects. Previous experience as a Project Manager for a General Contractor. Bachelor's degree in Construction Management, Civil Engineering, Engineering, or related field preferred. Strong understanding of construction means and methods. Experience managing project budgets and schedules. Strong subcontractor and vendor management experience. Excellent communication and leadership skills. Strong understanding of construction documents. Ability to read and interpret architectural, civil, structural, and MEP drawings. Strong Bluebeam skills. Proficiency with Microsoft Office and construction management software. Procore experience preferred. Strong organizational and problem-solving skills. Ability to manage multiple priorities in a fast-paced environment. Willingness to travel and work in Oklahoma for the duration of the project. Preferred Experience Experience in one or more of the following is highly preferred: Data center construction Mission-critical construction Industrial construction Manufacturing facilities Large commercial construction Site development Site logistics General Requirements Large-scale infrastructure Multi-building construction programs Data center experience is preferred but not required for the right candidate.
