POSITION SUMMARY
Konell Construction & Demolition is seeking an experienced Project Manager to lead civil construction projects from contract award through closeout. This is NOT an entry-level management role. We are looking for a highly organized, detail-oriented, accountable leader who thrives in fast-paced environments and takes ownership of project outcomes. The ideal candidate can confidently manage project documentation, contracts, schedules, budgets, subcontractors, clients, engineers, inspectors, and field teams while ensuring projects are delivered safely, on time, and within budget.
KEY RESPONSIBILITIES
Project Administration & Documentation Manage/write/interpret all RFIs, generate submittals in accordance with scope/plans/specs, write change orders, generate contract documents, and project correspondence Maintain accurate project logs and documentation and plan updates Comprehensive understanding of plans, specifications, contracts, and bid documents Ensure all project documentation is complete, accurate, and submitted on time Lead project closeout documentation and generate turnover packages including creating as built drawings and generating O&M's Financial Management Manage project budgets and cost tracking Review and approve subcontractor invoices Prepare owner pay applications and billing packages Monitor project profitability and identify financial risks. Prepare WIP reports Develop and manage change order pricing and negotiations. Create accurate scope change takeoff's and provide detailed pricing Schedule Management Develop and maintain project schedules Coordinate labor, equipment, subcontractors, and material deliveries Monitor milestones and proactively address delays Lead schedule updates and forecasting efforts Client & Stakeholder Management Serve as the primary point of contact for owners, engineers, inspectors, and subcontractors Lead project meetings and document action items Resolve project issues quickly and professionally Build strong relationships with clients and project partners Field Coordination Work closely with Superintendents and Foremen to ensure project success Assist with problem-solving and constructability reviews Support quality control and project safety initiatives Provide direction and leadership throughout the life of the project
QUALIFICATIONS
Required:
5+ years of Project Management experience in civil construction, heavy civil, utilities, excavation, site development, or public works Strong understanding of public contracting requirements Experience managing RFIs, submittals, change orders, pay applications, schedules, and budgets Ability to read and interpret plans, specifications, and contract documents Strong written and verbal communication skills Proficiency with Microsoft Office and construction management software like HCSS, Heavy Bid, and Blue Beam.
