Royal Square is recognized for multi-million-dollar revitalizations, often leveraging State and Federal Historic Tax Credits, New Market Tax Credits, and RACP funding. In addition to local development, Royal Square provides commercial and multifamily construction services across the region, with a primary focus on design-build project delivery. Royal Square, a leading commercial and multi-family residential design-build general contractor, is seeking a highly organized and proactive Construction Project Manager to join our team and lead projects from conception through completion.
Position Overview:
The Construction Project Manager is responsible for organizing, coordinating, and overseeing construction projects, ensuring they are completed on time, within budget, and in line with quality standards. This role requires an individual who can effectively lead a multidisciplinary team, manage resources, and maintain strong client relationships throughout the design-build process.
Key Responsibilities:
Understand and interpret client needs and ensure they are addressed throughout all project phases Coordinate closely with the site superintendent, ensuring they have all necessary plans, updates, and documentation Negotiate contracts with vendors and subcontractors to secure profitable and timely agreements Obtain all necessary permits and licenses from appropriate local, state, or federal authorities Collaborate with administrative staff to prepare contracts, manage invoicing, track documentation, generate variance reports, and finalize job closeout documents Determine resource needs (labor, equipment, materials) while maintaining adherence to project budgets Develop comprehensive project schedules, including all phases and key milestones, to ensure deadlines are consistently met Source, hire, and manage subcontractors and other essential personnel Supervise and provide guidance to laborers, mechanics, and other on-site workers Monitor project progress and performance, producing detailed reports for ownership and senior management
Qualifications:
3 + years of proven experience as a Construction Project Manager, preferably in a design-build environment Experience managing projects with budgets up to $5,000,000 Strong knowledge of construction procedures, materials, and project management principles Excellent organizational and leadership abilities Outstanding communication and negotiation skills Proficiency in project management software and Microsoft Office Suite Familiarity with permitting processes and regulatory compliance Ability to manage multiple priorities and work under pressure
Preferred:
Bachelor's degree in Construction Management, Civil Engineering, Architectural Engineering, or a related field experience
Pay:
$80,000.00 - $110,000.00 per year
