Vice President, Preconstruction Position Summary EG Home is a design-forward, energy-efficient homebuilder focused on delivering high-performance homes across growing communities in the Northeast. As we scale toward 250+ annual home closings and expand into new developments, we are seeking a Contracting Manager to lead and elevate our preconstruction contracting and procurement function. This role represents a critical leadership position responsible for trade contracting strategy, cost control, and procurement infrastructure development. The Contracting Manager will own the end-to-end contracting lifecycle—from bid strategy through execution—while building scalable systems, strengthening trade partnerships, and driving cost discipline across multiple communities. The ideal candidate brings deep experience in production homebuilding preconstruction, purchasing, or estimating, combined with a strong negotiation mindset and the ability to build structure in a growing, evolving environment. Key Responsibilities Preconstruction Contracting & Procurement Leadership Lead all trade partner contract negotiations across residential construction scopes Own the full contracting lifecycle: bid solicitation, leveling, negotiation, award, and execution Secure competitive pricing, favorable contract terms, and clearly defined scopes of work Develop and maintain a competitive bid environment to ensure pricing leverage at scale Create, refine, and standardize master scopes of work to minimize gaps and change order exposure Negotiate multi-community, multi-year, and volume-based trade agreements Establish contracting systems, workflows, and standards to support organizational growth Define and track key performance indicators (KPIs), including cost variance, trade performance, and budget adherence Build and scale a contracting team as the organization grows Cost Analysis, Budgeting & Value Engineering Own hard cost forecasting for active and pipeline communities Ensure budget accuracy and provide variance analysis to leadership Lead value engineering initiatives to reduce costs while maintaining: Construction quality, Energy efficiency standards, Customer experience and product positioning Partner with land acquisition teams during feasibility and underwriting phases Validate cost assumptions against real-time market conditions and trade pricing Market Intelligence & Procurement Strategy Monitor regional labor markets, material costs, and subcontractor capacity Identify supply chain risks and proactively adjust procurement strategies Benchmark internal costs against industry and regional competitors Expand and diversify the trade partner network to reduce risk and improve coverage Ensure trade capacity aligns with growth across multiple communities Cross-Functional Collaboration Serve as the preconstruction authority in land acquisition and early-stage development Partner closely with: Construction operations (scope alignment, scheduling, trade readiness), Finance (budgeting, pro formas, margin planning), Executive leadership (growth strategy and operational planning) Identify and resolve scope gaps, budget misalignment, and execution risks prior to construction start Required Qualifications 5+ years of experience in production homebuilding, with focus in: Preconstruction, Purchasing / procurement, and/or Estimating Experience with builders producing 100+ homes annually Demonstrated success negotiating trade contracts at scale Strong financial and analytical skills, including cost modeling and budgeting Advanced proficiency in Microsoft Excel Experience working in evolving or scaling operational environments Preferred Qualifications Experience managing multi-community or division-level procurement Background in high-volume or regional production builders Familiarity with ERP, purchasing, or construction management systems Prior experience building processes or teams within a growing organization Compensation & Benefits Competitive base salary (commensurate with experience) Performance-based bonus structure (aligned with cost and operational metrics) Comprehensive health, dental, and vision coverage 401(k) with employer contribution Paid time off and holidays Professional development and growth opportunities within a scaling organization Work Environment Hybrid work model (office, field, and remote flexibility) Regular travel to active and prospective communitiesWork Location:
