Job Description

Construction SuperintendentPosition OverviewWe are seeking an experienced Construction Superintendent to lead on-site operations for multifamily, mixed-use, and affordable housing projectsparticularly podium and garden-style developments. The Superintendent will ensure projects are executed safely, on schedule, and within budget while maintaining high quality and compliance with all codes and stakeholder requirements.

Key ResponsibilitiesLead and supervise daily on-site construction activities across podium, garden-style, mixed-use, and affordable multifamily projects.

Coordinate and manage subcontractors, trades, and on-site workforce to maintain schedule and ensure quality workmanship.

Develop, maintain and execute look-ahead schedules and daily/weekly manpower plans; monitor critical path activities and mitigate delays.

Enforce site safety programs and OSHA regulations; conduct daily safety meetings and ensure proper reporting of incidents.

Coordinate with Project Managers, engineers, architects, inspectors, and owners to resolve issues, review plans, and implement design changes.

Oversee material deliveries, onsite logistics, and storage to minimize waste and prevent delays.

Perform regular quality control inspections; create and manage punch lists and follow through to completion.

Track and report progress, productivity, and field costs; maintain accurate daily logs, RFIs, submittals, and as-built records.

Facilitate permit inspections and ensure compliance with local building codes and affordable housing requirements.

Coach and mentor field staff, promote teamwork, and maintain positive relationships with tenants, subcontractors, and stakeholders.

QualificationsMinimum 5+ years experience as a Construction Superintendent on multifamily, mixed-use, or affordable housing projects; experience with podium and garden-style construction strongly preferred.

Proven track record of delivering projects on schedule and within budget with strong quality outcomes.

Thorough knowledge of construction means and methods, building codes, and inspection processes.

Competency reading and interpreting plans, specifications, and shop drawings.

Experience managing subcontractors, scheduling, materials coordination, and site logistics.

Strong communication, leadership, and conflict-resolution skills; ability to manage multiple priorities in a fast-paced field environment.

Proficiency with construction management and scheduling software (e.g., Procore, PlanGrid, Bluebeam, Microsoft Project) and mobile field reporting.

OSHA 30 certification preferred; valid drivers license and reliable transportation.

Ability to work in varying weather conditions and perform field walkthroughs; physically able to access all areas of the job site.
