Job Description
Role Overview This role owns the full lifecycle of residential projects from permitting through construction completion and Certificate of Occupancy (CO). This is not an administrative position. This role is responsible for driving project timelines, eliminating delays, and ensuring execution across both pre-construction and construction phases . The position operates as a central point of accountability between municipalities, internal teams, vendors, and field superintendents. The right candidate will proactively manage approvals, push construction progress, and ensure all projects move efficiently from application to final closeout. Key Responsibilities Permitting & Pre-Construction Ownership Prepare, submit, and manage all permit applications through approval Coordinate with municipalities, counties, and governing agencies to drive approvals forward Manage all ARC submittals including plans, elevations, and required documentation Track all permits across active projects and maintain visibility on timelines, delays, and next steps Proactively follow up with agencies to prevent bottlenecks and accelerate approvals Review and respond to municipal and ARC comments; coordinate revisions and resubmittals Construction Oversight & Execution Oversee construction progress across multiple active projects to ensure alignment with schedules and milestones Provide oversight and accountability for field superintendents to ensure projects are progressing toward CO Identify delays, risks, or inefficiencies in construction and take action to correct them Ensure construction teams are operating with complete and accurate permit/start packages Coordinate with superintendents to maintain readiness for inspections and milestone completions Maintain visibility on all projects from start through final inspections and CO Procurement, Pricing & Cost Coordination Coordinate material orders and ensure timely procurement aligned with construction schedules Assist in pricing, scope review, and vendor coordination as needed Track permit-related costs and support cost visibility across projects Work with internal teams and vendors to ensure materials and scopes are aligned with project timelines Inspections, Closeout & CO Management Coordinate all required inspections throughout construction Ensure all documentation, approvals, and conditions are met for final inspections and CO issuance Proactively manage punch-related items impacting CO timelines Drive projects through final approvals and closeout without delays Documentation, Coordination & Communication Maintain organized and accurate records of permits, approvals, revisions, and construction documentation Coordinate with internal teams, consultants, and vendors to gather required information Provide consistent updates on project status, risks, and timelines Flag issues early and propose solutions to keep projects moving forward Requirements Experience in permitting, construction management, or project coordination required Strong understanding of residential construction processes from pre-construction through completion Ability to manage multiple active projects across different stages simultaneously Strong organizational skills with high attention to detail Persistent follow-up and ability to drive progress across multiple stakeholders Ability to oversee and hold field teams accountable to timelines and performance Basic understanding of plans, scopes, and construction sequencing Proficient in Microsoft Office (Excel, Word) Valid driver's license and reliable transportation What Success Looks Like Permits are submitted accurately and approved with minimal revision cycles Projects transition from approval to construction without delays Construction stays aligned with schedule and is actively pushed toward completion Superintendents are accountable, coordinated, and operating efficiently Inspections and approvals are completed without bottlenecks Projects consistently reach CO on time or ahead of schedule
