Project Manager - Commercial Construction Columbia, South Carolina Up to $140,000 DOE + Strong Bonus Structure + Comprehensive Benefits A leading General Contractor is looking to add an experienced Project Manager to its growing team in Columbia, SC. With a strong pipeline of secured local work, this is an opportunity to join an established contractor while playing a key role in the continued growth of its Columbia operation. The successful candidate will manage projects from preconstruction through closeout, working closely with Superintendents, trade partners, owners and design teams to deliver high-quality ground-up construction. The Role As Project Manager, you will take ownership of the commercial and operational performance of your projects while partnering closely with the Superintendent on field execution. You will be responsible for managing budgets, schedules, procurement, subcontractors, contracts, RFIs, submittals, change orders and client relationships while ensuring projects are delivered safely, profitably and to a high standard. Responsibilities Manage projects from preconstruction through final closeout Serve as the primary point of contact for owners, architects and engineers Manage project budgets, cost controls, forecasting and financial reporting Oversee subcontractor buyout, contracts, purchase orders and procurement Manage RFIs, submittals, change orders and project documentation Develop and maintain project schedules alongside the Superintendent Coordinate subcontractors, logistics, sequencing and project milestones Lead OAC and trade partner coordination meetings Oversee pay applications, invoices and project financials Lead QA/QC processes and ensure high-quality project delivery Support and enforce jobsite safety requirements Mentor and develop Assistant Project Managers and Project Engineers Ensure accurate project reporting and documentation through Procore Manage punch lists, turnover and project closeout Requirements Minimum 5 years of Project Management experience Experience delivering at least two ground-up construction projects Strong understanding of construction means, methods, plans and specifications Experience managing projects from preconstruction through closeout Strong scheduling experience, including critical path and milestone management Experience managing budgets, cost controls, subcontractors and procurement Ability to lead OAC and subcontractor coordination meetings Strong client-facing communication and relationship management skills Procore experience OSHA 30 certification BIM/Navisworks experience beneficial Strong commitment to safety, quality and project delivery What's on Offer Up to $140,000 DOE Strong bonus structure offering significant additional earning potential Comprehensive health, dental and vision benefits 401(k) with company match Strong pipeline of secured local projects Long-term career progression Opportunity to play a key role in the growth of an expanding Columbia operation
