Job Description

Superintendent - Multifamily/Mixed-UsePosition OverviewHands-on construction superintendent responsible for day-to-day field leadership for multifamily and mixed-use projects. The Superintendent will oversee on-site activities to ensure projects are built safely, on schedule, within quality standards, and in alignment with design and budget objectives. This role requires strong multifamily construction experience, the ability to coordinate subcontractors and trades, and clear communication with project managers, owners, and inspectors.

Key ResponsibilitiesDirect and supervise daily field operations for multifamily and mixed-use construction projects, ensuring work is performed safely, efficiently, and to specification.

Enforce site safety programs and OSHA/compliance requirements; conduct toolbox talks, safety orientations, and inspections.

Coordinate and schedule subcontractors, trades, and inspections to maintain project milestones and minimize downtime.

Interpret construction drawings, specifications, and RFIs; communicate clarifications and changes to the crew and subcontractors.

Monitor quality control and workmanship; perform regular walkthroughs, document deficiencies, and manage punch lists to project close-out.

Manage on-site materials, equipment, and deliveries; report shortages and coordinate procurement to avoid schedule impacts.

Maintain accurate daily reports, logs, and as-built information; provide regular progress updates to the Project Manager and stakeholders.

Collaborate with project management on schedule updates, cost-control measures, and change order documentation.

Support commissioning, turnover, and handover processes, including coordinating inspections and final client walkthroughs.

Mentor and lead on-site teams, promoting a culture of accountability, productivity, and continuous improvement.

Qualifications5+ years of superintendent or lead foreman experience on multifamily construction projects (required).Proven background in general construction practices, site management, and sequence of operations.

Working knowledge of mixed-use and retail construction practices (nice to have).Experience with wood frame construction methods and framing systems (nice to have).Ability to read and interpret construction drawings, specifications, and construction schedules.

Strong leadership, communication, and conflict-resolution skills; ability to coordinate multiple trades and stakeholders.

Familiarity with safety regulations (OSHA), quality control processes, and inspection protocols.

Proficient with construction reporting tools and basic project documentation (daily reports, RFIs, submittals).Valid drivers license and reliable transportation; OSHA 10/30, First Aid/CPR, or other relevant safety certifications a plus.

Detail-oriented, proactive problem-solver able to work under pressure to meet deadlines and deliver high-quality results.
