Full-Time Position Overview We are seeking a highly motivated, professional, and experienced Residential Product Manager to oversee and drive the construction of our premier spec home portfolio in the 37923 area. In this role, you will serve as the core engine of our residential builds, managing the complete lifecycle of each home from breaking ground to final walkthrough.You will join a warm, friendly, and highly motivated team dedicated to quality craftsmanship and collaborative success. The ideal candidate possesses a deep understanding of the residential building process, thrives on building strong trade relationships, and maintains a sharp eye for efficiency, scheduling, and local compliance.
Key Responsibilities Project Oversight & Efficiency:
Manage and coordinate all daily operations on-site for a designated range of spec homes. Maintain tight construction schedules to ensure projects move efficiently, hit critical milestones, and stay on budget.Subcontractor Management & Relations:
Act as the primary point of contact for all subcontractors and trades. Evaluate performance, resolve scheduling conflicts, and actively build long-term, mutually respectful relationships with high-quality local subs.Cross-Functional Communication:
Provide timely, clear, and proactive updates to both subcontractors and the internal operations team. Ensure alignment between field realities and office planning.Regulatory Compliance:
Maintain rigorous adherence to Knox County and City of Knoxville building codes and regulations. Oversee the inspection process, ensure all work passes municipal requirements the first time, and proactively manage safety standards on-site.Qualifications & Requirements Experience:
A proven track record of managing and overseeing residential builds is strictly required.Technical Knowledge:
Deep, comprehensive knowledge of the residential building process, sequential scheduling, and structural construction components.Local Code Expertise:
Strong familiarity with Knoxville and Knox County rules, regulations, and building codes.Geography:
Experience building within the Knoxville market is highly preferred, though not mandatory. Must be able to easily commute to and manage sites daily in the 37923 area.Soft Skills:
Exceptional interpersonal and communication skills. Ability to lead with authority while maintaining the warm, collaborative spirit of our company culture.
