Job Description

We are hiring a Construction Project Manager to own the day-to-day execution of our BTR communities and spec home builds, and to document the operating system that lets us scale. You will run construction from ground-break through property management handoff or sale, working directly with ownership and a tight team of trades, vendors, and specialists. You will be on site, in trade meetings, tracking budget in real time, and managing quality at every milestone. You will also document everything you build — the SOPs, playbooks, checklists, and process discipline that turn one project into a repeatable model. What You'll Own Full construction execution across phased pods of homes (4-month build cycles) Trade coordination, scheduling, and site logistics SW3P compliance and TCEQ inspection log oversight Budget management to per-home cost targets and variance reporting Vendor sourcing, negotiation, onboarding, and contract management Quality control, third-party inspection coordination, and punch list closeout Documentation of SOPs, checklists, and playbook materials (work-for-hire, belongs to the company) Weekly written status reporting to ownership Coordination with civil engineer, septic engineer, architect, construction lender, and property management team Required 5+ years construction project management experience (residential or multi-family) Track record managing multi-home or multi-unit concurrent builds Working knowledge of SW3P compliance and TCEQ inspection requirements Fluent reading plans, specs, and budgets, and translating them into trade scopes Comfortable working directly with an owner-operator (no corporate layers) On-site presence in Bullard, TX required Preferred BTR (build-to-rent) or SFR development experience Spec home build experience Established trade relationships in East Texas (Smith County and surrounding) Experience building written SOPs or operational playbooks (samples welcome) Familiarity with construction loan draw processes (Built Technologies experience a plus) Bilingual (English/Spanish) a strong plus The Right Fit Operator, not administrator Systems-minded, comfortable with documentation as a core deliverable Direct communicator, comfortable with hard conversations Owner mindset — treats the budget like their own money and quality like their own name is on it
Pay:
$80,000.00 - $140,000.00 per year
