Position Overview We are seeking a highly organized, technologically savvy, bilingual (English/Spanish) Construction Project Manager to oversee multiple ongoing construction and renovation projects across our apartment communities. This role is critical to ensuring all apartment units remain on schedule and ready for lease. The ideal candidate operates with a clear game plan for every unit, maintains strict timelines, and ensures seamless coordination between contractors, inspections, and leasing targets. Key Responsibilities Oversee multiple construction and renovation projects simultaneously across apartment units. Develop and maintain detailed project timelines for each unit to ensure on-time readiness for leasing. Create and execute proactive game plans for unit turnovers, renovations, and capital improvements. Coordinate closely with leasing teams to align construction completion with future lease start dates. Conduct regular site visits and inspections to monitor progress and quality control. Communicate effectively with contractors, vendors, inspectors, and internal stakeholders. Negotiate contracts, pricing, scope changes, and timelines with subcontractors and vendors. Track weekly contractor progress and maintain detailed written progress reports. Identify potential delays early and implement corrective action plans. Ensure all work complies with local codes, safety regulations, and inspection requirements. Maintain organized digital documentation of budgets, schedules, permits, and communications. Utilize project management software and technology tools to track milestones and deliverables. Manage project budgets and control costs while maintaining quality standards. Qualifications Bilingual in English and Spanish (required). Proven experience managing construction or renovation projects (multi-unit or apartment experience preferred). Strong organizational skills with the ability to manage multiple timelines simultaneously. Technologically savvy — comfortable with project management software, spreadsheets, digital documentation, and reporting tools. Experience coordinating inspections and ensuring compliance with local building codes. Strong negotiation skills with contractors and vendors. Ability to anticipate problems and implement solutions before they impact leasing schedules. Detail-oriented with strong documentation habits. Positive, upbeat attitude with strong leadership and communication skills. Ability to thrive in a fast-paced, deadline-driven environment.
