Construction Project Manager Charlottesville, VA | Direct Hire $90,000-$110,000 + Vehicle Allowance + Bonuses + Cell Reimbursement The Opportunity Kodiak Labor Solutions is seeking an experienced Construction Project Manager to lead complex commercial and industrial mechanical projects in Charlottesville, VA. The right candidate will bring strong field knowledge along with advanced experience managing WIP, cost forecasting, project margins, buyout, change orders, procurement, risk, and customer relationships . What You'll Own Lead mechanical construction projects from preconstruction and turnover through final closeout. Own project budgets, cost forecasting, WIP reporting, cash flow, and profitability. Monitor cost-to-complete projections and proactively address margin fade and financial risk. Participate in bid reviews, contract reviews, and go/no-go decisions. Manage project setup, subcontractor buyout, equipment procurement, and long-lead planning. Develop, price, negotiate, and track change orders. Coordinate field leadership, subcontractors, vendors, and project stakeholders. Provide clear financial and operational updates during WIP and executive reviews. Serve as the primary customer contact for schedule, budget, contract, and performance discussions. Maintain project quality, safety, schedule, and customer satisfaction. What You Bring At least 5 years of commercial or industrial construction project management experience, preferably with mechanical experience. Recent experience working directly for a mechanical contractor or MEP subcontractor is ideal, but qualified candidates coming from a GC will absolutely be considered. Demonstrated ownership of project financials , including WIP, forecasting, margins, and cost-to-complete. Experience managing large, complex mechanical projects lasting a year or longer. Strong knowledge of HVAC, plumbing, piping, sheet metal, and related mechanical systems. Experience with buyout, procurement, subcontractor management, change orders, and contract administration. Ability to communicate effectively with field teams, customers, general contractors, and company leadership. OSHA 30 certification preferred. PMP certification is a plus.
