Luxury Residential Construction | Northern Virginia We're a high-end residential construction company specializing in complex outdoor living projects — pools, pavilions, hardscaping, and custom landscaping — across Northern Virginia's most demanding estates. We're looking for one exceptional person to join our team immediately.
THE ROLE
You are the quality control gate between design and the field. You take measurements, photograph conditions, coordinate with our design team, build detailed estimates, manage pre-construction logistics, and catch problems before they ever reach a job site.
Your primary job:
estimate accurately and review designs for constructability before they get priced and promised to clients. Everything else is secondary.
WHAT YOU'LL DO
Attend every client site visit with the sales lead; take precise measurements, photographs, and detailed notes on existing conditions, site access, drainage, utilities, and existing structures Work directly with our design team — feed them scope details, review designs for constructability, collaborate with engineers and architects, and catch scope ambiguity early Build detailed line-item estimates from drawings and field observations — residential carpentry, rough framing, finish carpentry, steel framing, concrete, masonry, plumbing, electrical, mechanical, excavation, site work, and swimming pools Manage takeoff accuracy to within five percent of actual cost Prevent problems before they reach the field — by pricing correctly, flagging engineering issues, catching design errors, and asking clarifying questions during pre-construction so the superintendent inherits a clean, clear scope Handle pre-construction coordination — permits, inspections, submittals, material selections, and vendor communication Support office operations — billing coordination, change order tracking, payment schedules, and light project administration Support field operations on occasion when business needs require it
WHO WE'RE LOOKING FOR
You have seven to ten years of hands-on residential construction experience and a proven record of estimating complex projects — not just square footage, but actual line-item takeoffs with trade-specific knowledge. You understand the difference between two-by-six and two-by-eight framing. You know load-bearing walls, drainage design, steel calculations, and electrical code requirements. You've worked on high-end residential — estates, additions, custom builds — not tract homes. You are meticulous. Your estimates are tight. You don't miss line items. You catch scope ambiguity and flag it immediately. You communicate clearly with designers, clients, and subcontractors, and you take pride in accuracy.
MUST HAVES
Minimum seven years residential construction experience — on-site, hands-on Proven estimating experience with detailed takeoffs — references will be verified Deep knowledge of: rough framing, finish carpentry, steel framing, concrete, masonry, plumbing, electrical, mechanical systems, site work, and drainage Ability to read construction drawings and specifications accurately Proficiency in takeoff software, or the ability to learn ours quickly Valid driver's license and reliable transportation Available to start immediately
PREFERRED
Experience with luxury or high-end residential projects Familiarity with permit and inspection processes Experience coordinating with architects and designers Swimming pool estimating experience — not required; we can train Knowledge of NEC 680 pool bonding and electrical safety

You complete a detailed takeoff on one of our actual bid packages — 48 hours, PAID TEST. We evaluate how you estimate, what you catch, and how you handle what you don't know. From there, we'll determine together whether it's the right fit.
COMPENSATION
Base:
$60,000-$120,000 depending on experience and demonstrated accuracy Performance bonus: 5% of margin improvement on projects you estimate Truck allowance, phone stipend, and standard benefits
