Shurm Homes is seeking a strategic and relationship-driven Residential Land Acquisition S pecialist to join our growing home building team in Mechanicsville, Virginia . This role is responsible for identifying, evaluating, negotiating, and securing land opportunities that support the company's residential development goals. The ideal candidate has strong market awareness, excellent negotiation skills, and experience navigating entitlement and acquisition processes. This position plays a critical role in shaping future communities and ensuring a steady pipeline of residential development opportunities. Key Responsibilities Identify and source land acquisition opportunities for residential home building projects throughout the Greater Richmond and surrounding markets. Build and maintain relationships with landowners, brokers, developers, municipalities, and industry partners. Perform market analysis including demographic trends, growth patterns, pricing, and competitive activity. Conduct due diligence investigations including zoning, utilities, environmental considerations, access, and development feasibility. Coordinate preliminary site evaluations with engineering, construction, and development teams. Prepare financial models and land valuation analyses to support acquisition decisions. Negotiate purchase agreements, letters of intent, option contracts, and related documentation. Manage entitlement and approval processes in collaboration with local jurisdictions and consultants. Present acquisition recommendations and investment opportunities to leadership. Track acquisition pipeline activity and maintain reporting on prospects and active projects. Qualifications Bachelor's degree in Real Estate, Business, Urban Planning, Construction Management, Finance, or related field preferred. 3-7+ years of experience in land acquisition, real estate development, residential construction, brokerage, or related industry. Strong understanding of residential development processes and local land entitlement practices. Experience analyzing site feasibility, market conditions, and financial performance. Proven negotiation and relationship-building skills. Proficiency with Microsoft Office; experience with
GIS, CRM
platforms, or land development software is a plus. Ability to travel locally throughout Central Virginia as needed. Preferred Experience Knowledge of Richmond Metro and Central Virginia growth corridors. Familiarity with subdivision development and municipal approval processes. Existing relationships within the local real estate and development community.
