The Mechanical Superintendent supervises the projects and maintenance services performed by subcontractors to ensure that the work meets the specifications of the contract and complies with OSHA standards. This position is also responsible for reviewing subcontractor proposals, maintaining contractor schedules, and conducting orientation and training on procedures for new subcontractors. Because this role oversees subcontract work in a hospital, familiarity with infection control and construction practices in a healthcare facility is ideal for this role. This position reports directly to the Subcontract Manager, serving as a technical advisor and working closely to provide reports, findings, and evaluations to government officials. Typical hours for this position are Monday-Friday, 8:00am-5:00pm, but ability to respond to emergency calls at any time of the day or week is required.

What You'll Do as
Mechanical Superintendent:
Supervises and directs the activities designed to measure and improve the accuracy and effectiveness of work performed by the contractors, in agreement with PCSI, to ensure contract compliance. Supervise routine maintenance services, mechanical and construction projects performed by subcontractors. Maintain contractor schedules, data and information flow; conduct comprehensive inspections to check for completion of work performed by all subcontractors. Ensure contract specifications are met and provide recommendations for action or procedural revisions where standards are not met. Work in conjunction with Subcontract Manager to prepare reports, findings and evaluations of work progress; complete daily reports and submit to the appropriate government official. Review, interpret and validate subcontractor work proposals, Activity Hazard Analyses (AHA), Infection Control Risk Assessments (ICRA) and outage requests. Conduct subcontractor orientation; provide training for new and existing contractors on proper procedures and other essential information specified by contract as required. Maintain close working relationship with each subcontractor to ensure that all manufacturer's recommendations of preventive maintenance, testing, and repair is in full compliance. Submittal of weekly comprehensive report derived from documentation obtained from each subcontractor that establishes full compliance of contract. Read and interpret plans, specifications and drawings. Serve as a technical advisor for the Subcontract Manager. Ensure compliance with OSHA standards. What You'll Need:
High school diploma or GED equivalent required. 3 years' experience overseeing mechanical maintenance work required. 3 years' experience in reviewing pricing and budget of projects required. HVAC experience and familiarity with direct digital control systems required, over 5 years preferred. 2 years of supervisory experience preferred. Familiarity with Computerized Maintenance Management Systems (CMMS), preferably Maximo. Ability to use RS Means cost estimating preferred.
Knowledge, Skills, and Abilities:
General knowledge of containments, infection control, and construction practices for a health care facility. Thorough knowledge of safety practices as related to mechanical maintenance. Thorough knowledge of support service procedures, systems and equipment. Thorough knowledge of contracts and resolving contract compliance issues. Ability to read blueprints and specifications. Proficient in Microsoft Office. Excellent mathematical skills and proficiency in the use of MS Excel. Ability to plan, direct, and coordinate project work. Ability to communicate effectively, both verbally and in writing. Ability to establish and maintain effective working relationships with co-workers, hospital staff and government officials. Ability to follow directions, understand work rules and procedures and accept constructive criticism. Ability to work independently with minimal supervision and as a team member. Ability to effectively present information in one-on-one and small group situations to other employees of the organization.
Other Requirements:
Ability to pass criminal, drug, and driving screening. Ability to be exposed to various dirt, debris, and odors. Subject to hazards associated with working in a health care environment that may cause personal harm; diseases, cuts, bruises, burns, common colds, influenza, dust, odors and elevated noise levels. Ability to work any time or day of the week, including weekends and holidays, and respond to after-hours emergency calls. Ability to travel up to 25% locally. Possess valid driver's license and maintain good driving record. If required, ability to obtain and maintain security clearance and base access to assigned site(s).
