POSITION SUMMARY
The Senior Project Manager or Director of Construction is responsible for leading and managing a team of 2•4 project managers while simultaneously managing their own construction project. This involves planning, directing, and overseeing several multifamily projects at a time in addition to personally managing their assigned project. Currently, this position is not responsible for business development. Essential Functions Leads a team of 2•4 project managers with varying experience and skill sets. Invests in the growth and development of each direct report. Manages the day-to-day needs of the assigned project manager team; ensuring they have the support they need to successfully manage their projects while holding them accountable to their respective deliverables. Fosters a collaborative and inclusive work environment. Responsible for all administrative tasks associated with managing a team. Accountable for client project delivery from pre-construction through commissioning focused on achieving high quality, site safety, and aggressive schedules. Facilitates building a collaborative team on each project•ability to work with a diverse group of trade contractors to build and lead a cohesive team that can successfully execute a project by meeting, or ultimately exceeding, schedule, budget, and quality. Communicates effectively with direct reports, internal business partners, clients, architects, subcontractors, consultants, and suppliers. Builds, meets, and drives project schedules by incorporating industry leading techniques such as Lean Construction. Forecasts project cost and profitability. Reviews drawings and submittals. Proactively plans to ensure the correct materials are delivered to the project. Estimates, plans, and schedules construction projects. Documents, negotiates, and processes change orders. Negotiates subcontracts. Adheres to and advocates for a safe work environment. Position Requirements
QUALIFICATIONS
Education & Work Experience Required Bachelor's degree in Construction Management, Engineering, or Architecture 8-10 years of experience as a successful project manager for multifamily or commercial construction projects is required. Experience in lieu of education will be accepted year-for-year. A great builder with the experience to manage and deliver a construction project from groundbreaking to completion both on time and within budget. 10+ years of experience leading and managing a team of at least 2+ project/estimator managers assigned to other projects while managing a large construction job. Proactive, anticipates, and minimizes or mitigates risks that could take a project off-course.
COMPENSATION & BENEFITS
Compensation•$120,000•$175,000 annually Annual Bonus; depends upon individual and company performance.
