  • 155,000 DOE Position Overview Pivotal Construction is seeking an experienced and proactive Project Manager
  • Tenant Improvement to join our growing team.
This position is responsible for leading commercial tenant improvement projects from preconstruction through closeout, ensuring projects are delivered safely, on schedule, within budget, and to the highest standards of quality. The ideal candidate will have 7-10 years of experience with a commercial general contractor , with a strong track record of successfully managing tenant improvement projects . We are particularly interested in candidates with restaurant construction experience , including restaurant build-outs, remodels, renovations, and multi-location rollouts. This is a hands-on leadership role for someone who is confident managing clients, subcontractors, consultants, and internal teams while maintaining strong control over project budgets, schedules, quality, and overall execution. Learn more at www.pivotal-gc.com Key Responsibilities Manage the full lifecycle of commercial tenant improvement projects from preconstruction through final closeout Develop, maintain, and manage project budgets, schedules, procurement plans, and logistics plans Lead preconstruction efforts including scope development, constructability reviews, estimating, value engineering, and project planning Serve as the primary point of contact for clients, architects, engineers, landlords, consultants, and key project stakeholders Manage subcontractors, vendors, and trade partners to ensure projects remain on schedule and within budget Review and manage RFIs, submittals, ASIs, change orders, pay applications, and other project documentation Review construction documents and identify potential design conflicts, scope gaps, schedule impacts, and cost risks Conduct regular site visits and collaborate closely with Superintendents to monitor progress, quality, safety, and schedule Provide leadership, direction, and support to Project Engineers, Superintendents, and project administrative staff Identify project risks early and develop effective solutions to mitigate schedule delays, cost overruns, and construction issues Maintain strong communication with clients throughout the project and ensure expectations are consistently met Build and maintain long-term relationships with clients, consultants, subcontractors, and trade partners Participate in project turnover, punch list, commissioning, and closeout activities Help identify opportunities for repeat business and support Pivotal's continued growth with existing and new clients Qualifications 7-10 years of experience in commercial construction with a General Contractor Proven experience managing commercial tenant improvement projects Restaurant construction experience strongly preferred Experience with restaurant build-outs, remodels, renovations, or multi-location rollouts is highly desirable Experience managing projects from preconstruction through closeout Demonstrated ability to manage project budgets, schedules, subcontractors, and client relationships Strong understanding of commercial construction sequencing, building systems, code requirements, and TI logistics Experience working in both occupied and vacant commercial spaces Strong understanding of contract documents, project documentation, change management, and cost control Ability to read and interpret architectural, structural, MEP, civil, and other construction drawings and specifications Proven leadership skills with the ability to effectively manage and mentor project team members Excellent communication, organization, negotiation, and problem-solving skills Ability to manage multiple priorities and projects in a fast-paced environment Proficiency with Procore, Bluebeam, Microsoft Project, and Microsoft Office Suite Bachelor's degree in Construction Management, Civil Engineering, or a related field preferred Willingness to travel to project locations as needed What We're Looking For We're looking for a seasoned TI Project Manager who can take ownership of a project and lead it from start to finish .

Have a strong background in commercial TI construction Be highly experienced working for a General Contractor Bring strong client-facing and leadership skills Be comfortable managing complex projects with multiple stakeholders Understand the unique challenges of restaurant construction and fast-paced commercial build-outs Be proactive in identifying and solving problems before they impact the project Have strong financial and schedule management skills Take ownership of project outcomes and hold themselves and their team accountable Build strong, long-term relationships with clients and trade partners Be a team player who wants to contribute to the continued growth of Pivotal Construction Benefits & Compensation Salary $130,000
