  • Full-time The Residential Construction Manager at C&M Home Builders is responsible for overseeing all phases of residential construction projects, from pre-construction planning through final delivery.
This role ensures that homes are built to company standards, on schedule, within budget, and in compliance with all applicable codes and regulations. The Construction Manager serves as the primary point of contact for subcontractors, suppliers, inspectors, and homebuyers throughout the build process. Key Responsibilities Project Planning & Scheduling Develop and manage detailed construction schedules for multiple residential projects simultaneously. Oversee pre-construction activities including permits, inspections, and site preparation. Coordinate trade work to maximize efficiency and minimize delays. Anticipate potential scheduling conflicts and proactively implement solutions. Budget & Cost Management Monitor project budgets and control costs across all phases of construction. Review and approve subcontractor and supplier purchase orders Identify cost-saving opportunities without compromising quality or safety. Subcontractor & Vendor Management Hire, schedule, and manage subcontractors and trade partners. Ensure all subcontractors meet C&M Home Builders' quality, safety, and conduct standards. Negotiate scope and pricing with vendors as needed. Maintain strong working relationships with a reliable network of trade partners. Quality Control & Safety Conduct regular site inspections to ensure construction meets plans, specifications, and company standards. Enforce compliance with local building codes, OSHA regulations, and company safety policies. Coordinate municipal inspections and resolve any deficiencies promptly. Document and address warranty and punch list items prior to closing. Homebuyer Communication Conduct homeowner walk-throughs at key milestones. Communicate construction progress updates in a clear and professional manner. Address homebuyer concerns and change order requests in a timely fashion. Represent C&M Home Builders with a customer-first attitude at all times. Qualifications Required Minimum 2 years of experience in residential construction management or a closely related role. Demonstrated ability to manage multiple homes or projects concurrently. Strong working knowledge of residential construction methods, codes, and best practices. Proficiency with construction scheduling software (e.g., BuilderTrend, Co-Construct, or similar). Valid driver's license Ability to read and interpret construction drawings and specifications. Preferred Technical Diploma, Associate's or Bachelor's degree in Construction Management, or related field. OSHA 30 certification. Experience with production homebuilding or volume residential construction. Familiarity with local building codes in the operating region. Skills & Competencies Strong leadership and team management skills. Excellent communication and interpersonal skills with trades, vendors, and homebuyers. High attention to detail and commitment to quality craftsmanship. Sound problem-solving ability and composure under pressure. Effective time management across multiple concurrent projects. Professionalism and integrity in all dealings. Physical Requirements This position requires regular site visits and physical activity in an active construction environment. Candidates must be able to walk uneven terrain, climb ladders, and work in varying weather conditions. Frequent standing, bending, and lifting up to 50 lbs. may be required.
