Full Job Description SUMMARY:
Construction Management Associates is looking for a new team member to join their construction estimating department. This candidate should have work experience with Multi-Family Construction projects. WE are looking for someone who is interested advancing within the pre-con department. The primary responsibility of the Pre-Construction PM is to be the liaison between development, design and construction. You will gather information and assist them in making cost effective decisions with the highest level of accuracy. Responsibilities are further defined below.
DUTIES AND RESPONSIBILITIES
Pre-Design Engage in pre-design discussions to determine scope of work.
This includes:
Site visit whenever possible with a member of Bear Development Review proposed location Type of project - LIHTC, Market, New, Remodel Special requirements by Municipality, Lender or other Review of unit counts/types Building type, construction materials Garages - attached or detached and quantity Project requirements (IHDA, WHEDA MARKET etc.) Timelines (Design, Closing, Construction, Cliff Dates) Obtain will serve letters for site utilities Work with utility providers for required utility relocation Design/Bid Attend regularly schedule design meetings to ensure the design remains in line with preliminary budget. Maintain a system of notes on all discussions in Smartsheet As drawings are received, do a page turn and advise of any issues noted. (Concept drawings, 50% plan set, 75% plan set, 90% plan set, IFC - issued for construction) Review the project manual Work with the Chief Estimator and Director of Ptre-Construction to provide any Value Engineering ideas throughout the design process Assist ownership from project inception to construction. Guide design decisions related to project cost Provide the preliminary construction schedule and phasing drawings Issue Letters of Intent (LOI's) as needed and as directed by owner and DPC to avoid material increases or delivery delays prior to closing Obtain will serve letters for site utilities Apply for Utility application for Gas and Electric Coordinates ULO's to determine utility conflicts Construction Assist Construction Project Management when information or clarification is needed Participate in the project postmortem meeting when complete
QUALIFICATIONS
10 Years +- experience as a Construction Project Manager, preferable with some experience in pre-construction activities Technical college degree, 4-year degree preferred Extensive knowledge of construction means and methods Good understanding of building codes and requirements Solid understanding of MS Office and Excel.
Other software used:
Smartsheet, PlanGrid Ability to read architectural and structural drawings with a general understanding of Civil Engineering plans, and MEP Design Highly detail-oriented and organized individual who takes pride in work produced People person. Able to work with a variety of teams to reach common goals Assist the DPC as needed with various tasks
