Job Description
About the Role Ninety9 Capital is completing a major renovation of Apex Apartments, a 110-unit multifamily community in Fort Worth. We are looking for an experienced construction inspector to verify contractor work on-site before we release progress payments (draws). This is a contract, per-project role tied to the Apex rehab. When our general contractor submits a draw request, you go to the property, verify that the work being billed for is actually complete and done to standard, and provide us a clear written report so we can release payment with confidence.
In short:
you are our independent eyes on-site to confirm we only pay for work that is genuinely finished. What You'll Do- Inspect completed construction/renovation work on-site at Apex when a contractor draw request is submitted
- Verify the work claimed on each draw request against the contract scope / schedule of values
- Confirm the percentage of work actually complete for each line item
- Identify incomplete, deficient, or not-yet-started work that should not be paid
- Provide a clear written inspection report with photos documenting what is and isn't complete
- Turn inspections around promptly so payments are not delayed What We're Looking For
- Solid construction knowledge — able to judge whether renovation/rehab work is genuinely complete and done to standard
- Background as a construction inspector, draw inspector, general contractor, superintendent, project manager, or similar
- Experience with multifamily, residential, or commercial renovation work
- Able to read a contract scope / schedule of values and verify work against it
- Detail-oriented, honest, and independent — comfortable telling us when work is NOT complete
- Reliable and responsive — able to inspect on short notice when a draw request comes in
- Local to the Dallas-Fort Worth area (Apex is in Fort Worth) Compensation & Details
- Contract / per-project role tied to the Apex renovation
- Compensation based on experience — per-inspection or hourly, to be discussed
- 1099 independent contractor
