About Thomas Park Thomas Park is a full-service commercial real estate firm offering alternative investment strategies and third-party commercial real estate services. Role Summary The Small Projects Technician is a versatile field team member who handles commercial renovation, maintenance, and refresh work for J. Thomas Property Services clients. This is a ground-floor opportunity to grow with a company that is actively expanding its commercial property services portfolio across Central Maryland. This is not a specialized trade role — it is a multi-skill position requiring someone who can pivot between tasks, self-start on job sites, and get things done with minimal oversight. The ideal hire is someone who takes pride in quality work regardless of the task. What the Work Looks Like Construction & Renovation (Primary Focus) Commercial build-outs and remodels — not new construction, but renovation-style work in occupied commercial buildings (think: reconfiguring office layouts, framing new walls, doorway modifications).
Relevant experience includes:
Commercial drywall (metal stud framing, fire-rated assemblies, demising walls) Interior framing — understanding stud spacing, metal vs. wood framing nuances Ceiling grid work, tile installation Door installation, replacement, hardware Basic carpentry and trim work Flooring — hardwood, laminate, tile Interior/exterior painting Light fixture installation and upgrades Maintenance & Refresh Work Pressure washing Gutter cleaning and downspout inspection Concrete patching, brick repointing Asphalt cold patch repairs Parking lot line re-striping, curb painting Caulking Furniture/fixture mounting and assembly Bulk trash hauling (when needed) Candidates must be comfortable stepping out of "builder mode" and into labor/general maintenance tasks. This is expected — and is framed as part of the company's growth stage, not a permanent state. Candidate Profile Background We're Looking For Handyman service experience — especially commercial or light commercial Commercial renovation or remodel background (preferred over pure residential) Apartment turnover experience — fast, quality-focused, self-directed Any construction field work where they've framed, drywalled, painted, or renovated spaces NOT required: blueprint-to-finish construction or heavy structural work Key Skills Drywall and paint — must be comfortable with these, even if not expert-level Metal stud framing — understanding of commercial vs. residential differences Fire-rated assemblies — working knowledge of demising walls and ratings is a plus Ability to troubleshoot and problem-solve when plans change on a job site Comfortable operating power tools, hand tools, and specialty equipment Must-Have Qualities Self-starter — can receive a job list and execute without hand-holding Flexible attitude — no ego about task type Reliable — punctual, consistent, shows up ready to work Problem-solver — knows when to pivot and how to figure things out Team player — willing to support other crew members across tasks Pay Rate - between $26 and $34/hour (as per experience)
