Due to continued growth, we are seeking an experienced Senior Estimator to join our team. This individual will play a critical role in preparing accurate budgets and cost estimates while partnering closely with operations, purchasing, development, and executive leadership teams. Position Summary The Senior Estimator will be responsible for developing and maintaining budgets, performing quantity takeoffs, evaluating subcontractor and supplier pricing, and providing detailed cost analyses for residential and multifamily construction projects. The ideal candidate will have experience estimating single-family homes, multifamily apartments, build-to-rent communities, framing packages, lumber packages, and truss systems. Responsibilities Prepare conceptual, preliminary, and final estimates for residential and multifamily developments. Review architectural, structural, civil, and MEP plans and specifications. Perform detailed quantity takeoffs for labor and materials. Develop budgets for single-family subdivisions, townhomes, multifamily communities, and apartment projects. Analyze lumber, framing, truss, and building material requirements. Solicit and evaluate bids from subcontractors, suppliers, and vendors. Prepare bid comparisons and subcontractor scope reviews. Collaborate with Purchasing, Construction Operations, Development, and Accounting teams. Identify value engineering opportunities and cost-saving initiatives. Maintain historical cost databases and unit pricing models. Monitor fluctuations in labor, lumber, truss, and material costs. Assist leadership with land acquisition underwriting and project feasibility studies. Support project teams with change order pricing and budget revisions. Participate in preconstruction meetings and project planning efforts. Qualifications 5+ years of estimating experience within residential homebuilding, multifamily construction, framing, lumber, truss manufacturing, or related construction environments. Experience estimating ground-up single-family and/or multifamily projects. Strong understanding of residential construction methods, sequencing, and cost structures. Experience with framing, lumber takeoffs, truss packages, and structural components highly preferred. Ability to read and interpret architectural, structural, civil, and engineering drawings. Strong understanding of subcontractor scopes, bid leveling, and value engineering. Advanced Excel skills and experience with estimating software such as PlanSwift, Bluebeam, On-Screen Takeoff, Buildertrend, Sage Estimating, or similar platforms. Excellent analytical, communication, and organizational skills. Degree in Construction Management, Engineering, Architecture, or a related field preferred. Why Join Us?
