CONSTRUCTION ESTIMATOR

Commercial Residential AZ Construction & Renovation (AZCR) is seeking an experienced, highly skilled Construction Estimator who combines strong estimating ability with real construction knowledge. We are not looking for someone who simply measures plans and enters quantities into software. We need an estimator who understands how buildings are actually constructed, the trades involved, sequencing, labor requirements, materials, subcontractors, equipment, potential scope gaps, and the details that can make or break a project's profitability. If you can review a set of plans and mentally understand how the project will be built from demolition through completion, we want to speak with you.

WHAT YOU'LL DO

You will be responsible for developing accurate and complete estimates for commercial construction residential construction + renovation, tenant improvements, additions, roofing, and other multi-trade construction projects. Key responsibilities include : Review architectural, structural, civil and MEP plans, specifications and project documents. Perform detailed digital takeoffs using PlanSwift, STACK, On-Screen Takeoff or similar software. Use Bluebeam Revu for measurements, overlays, markups, plan comparisons and document review. Develop accurate labor, material, equipment and subcontractor costs. Understand construction means, methods, sequencing and trade coordination. Identify missing scope, drawing conflicts, constructability concerns and potential project risks. Solicit and evaluate subcontractor and supplier proposals. Compare bids and identify exclusions or scope gaps before selecting pricing. Research materials, products, installation requirements and pricing when needed. Prepare clear scopes of work, allowances, assumptions and exclusions. Review estimates for accuracy and completeness before submission. Update estimates efficiently when plans or project requirements change. Assist with value engineering and alternative construction methods when appropriate. Provide organized estimate documentation and a clear turnover to Project Management on awarded projects.

CONSTRUCTION KNOWLEDGE IS ESSENTIAL

The successful candidate should understand multiple construction trades and how they interact, including areas such as: Demolition, concrete, framing, structural work, metal studs, drywall, insulation, roofing, waterproofing, doors and windows, cabinetry, finish carpentry, countertops, flooring, tile, painting, plumbing, electrical, HVAC, commercial interiors and residential remodeling. You will not have to personally perform the trade, but you must understand enough construction to intelligently estimate the complete project.

SOFTWARE & TECHNICAL SKILLS

Strong experience with: PlanSwift or comparable takeoff software Bluebeam Revu Microsoft Excel Electronic construction plans and specifications Construction estimating sofwares Experience with any of the following is highly desirable: SketchUp Chief Architect AutoCAD Revit Xactimate Project-management platforms Experience with SketchUp, Chief Architect or similar design software is valuable because we want an estimator who can visualize construction, understand assemblies and intelligently interpret design intent, not simply count items on drawings.

• identifies problems and asks the right questions before they become costly problems in the field.

QUALIFICATIONS

3+ years of construction estimating experience; 5+ years preferred. Strong ability to read and interpret construction drawings. Proven digital takeoff experience. Strong understanding of construction methods, materials and sequencing. Ability to estimate labor, materials, equipment and subcontractor work. Experience soliciting and reviewing subcontractor/vendor pricing. Strong mathematical and analytical skills. Strong computer and Excel skills. Excellent organizational and communication skills. Ability to independently manage multiple estimates and deadlines.

THE PERSON WHO WILL SUCCEED HERE A

strong estimator should be able to look at a project and mentally take it apart and put it back together. When you review construction drawings, you should see more than dimensions and quantities.

COMPENSATION

$85,000

• 115,000+ annually , depending on demonstrated estimating ability, construction knowledge, software proficiency and experience.
