Unlike most general contractors, Ironwood Commercial Builders, Inc. self-performs several facets of construction, including but not limited to light gauge metal framing and drywall, weather barrier, fireproofing, lath and plaster, as well as custom interior Venetian and historical plaster. Position Summary The Private Works Estimator is responsible for preparing accurate, competitive, and timely cost estimates for privately funded construction projects (commercial, industrial, residential, or mixed-use). This role works closely with project executives, business development, subcontractors, and suppliers to develop bids and budgets that support the company's growth in the private construction sector, as distinct from publicly bid (prevailing wage/public works) projects. Key Responsibilities Review project plans, specifications, and contract documents to develop comprehensive quantity takeoffs and cost estimates for private construction projects. Solicit, evaluate, and level subcontractor and supplier bids/quotes for accuracy and scope completeness. Prepare conceptual, schematic, design-development, and construction-document level estimates as projects progress through design phases. Identify and qualify scope gaps, exclusions, assumptions, and risks in proposals and bid documents. Develop detailed cost breakdowns including labor, material, equipment, subcontractor, general conditions, overhead, and contingency. Coordinate with project management and operations teams to ensure estimate assumptions align with field execution capabilities. Participate in pre-bid meetings, site walks, and owner/architect/engineer (OAC) clarifications. Track and analyze historical cost data to refine unit pricing and productivity assumptions. Prepare and present bid proposals, GMP (Guaranteed Maximum Price) packages, and value engineering options to clients. Maintain relationships with subcontractor and vendor networks to ensure competitive private-sector pricing. Assist in contract negotiations and scope reconciliation post-award. Monitor market trends, material costs, and labor rates affecting private construction pricing. Ensure compliance with company estimating standards, software, and documentation procedures.
Qualifications Required:
Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field (or equivalent industry experience). 3-7+ years of estimating experience with a general contractor, focused on privately funded projects. Proficiency in estimating software (e.g., Sage Estimating, ProEst, Bluebeam, On-Screen Takeoff, Procore, or similar). Strong understanding of construction methods, materials, and sequencing across multiple trades. Ability to read and interpret architectural, structural, MEP, and civil drawings. Excellent analytical, organizational, and time-management skills. Strong written and verbal communication skills for client

Experience estimating commercial, multifamily, industrial, or tenant improvement projects. Familiarity with GMP, lump sum, and design-build delivery methods. Working knowledge of local private-sector market conditions and subcontractor base. Proficiency in Microsoft Excel (advanced formulas) and Bluebeam Revu.
