Job Description

Solo Construction is seeking an experienced and motivated Commercial & Public Works Construction Estimator to help lead the continued growth of our commercial construction division. This is an important position within our company. We are actively expanding our commercial, prevailing wage, public works, tenant improvement, multifamily, and ground-up construction portfolio throughout California's Central Valley and surrounding markets. The right candidate will do more than prepare estimates. You will actively operate and manage our Valley Builders Exchange plan room , identify projects that fit Solo Construction, review bid opportunities, perform detailed takeoffs, solicit subcontractor and supplier pricing, prepare competitive proposals, and help us consistently pursue profitable commercial and public works projects. We are looking for someone who understands how to find the right projects, build complete bids, meet bid deadlines, and help turn opportunities into awarded work. Duties & Responsibilities Manage and actively monitor the Valley Builders Exchange plan room for new commercial, public works, prevailing wage, and private construction opportunities. Identify and evaluate projects that align with Solo Construction's capabilities, workload, geographic coverage, and growth goals. Pursue opportunities including commercial tenant improvements, ground-up commercial buildings, multifamily projects, public works, school projects, municipal projects, renovations, and larger general construction projects. Review bid invitations, plans, specifications, addenda, bid forms, and contract documents to determine complete project scope. Perform detailed quantity takeoffs and develop accurate estimates for labor, materials, equipment, subcontractors, and general conditions. Prepare estimates for prevailing wage and public works projects , accounting for applicable labor requirements and project-specific bid requirements. Understand and review prevailing wage requirements, DIR requirements, certified payroll considerations, bonding requirements, subcontractor requirements, and other public works bid conditions. Build and maintain relationships with qualified subcontractors, suppliers, vendors, and industry contacts. Prepare and distribute subcontractor bid invitations and follow up aggressively to obtain adequate subcontractor coverage before bid day. Review and level subcontractor proposals to identify scope gaps, exclusions, qualifications, and pricing discrepancies. Obtain competitive material and equipment pricing directly from suppliers and vendors. Utilize Bluebeam or similar software for plan review, measurements, takeoffs, markups, and scope development. Prepare detailed bid breakdowns, estimate worksheets, scope sheets, and final proposals for management review. Maintain organized digital bid files including plans, specifications, addenda, subcontractor quotes, supplier pricing, takeoffs, and correspondence. Track upcoming bid dates and maintain an active commercial bid pipeline so opportunities are identified early and deadlines are not missed. Attend pre-bid meetings and job walks when required. Submit bids accurately and on time through required bidding portals, plan rooms, or directly to owners and general contractors. Perform bid follow-up after submission and help determine why projects were won or lost. Assist with value engineering and alternate pricing when needed to make Solo Construction more competitive. Work directly with ownership and project management to evaluate risk, schedule, manpower, subcontractor coverage, markup, and profitability before bids are submitted. Assist with project handoff from estimating to operations when projects are awarded. Help develop and maintain historical cost information to improve future estimating accuracy. Help Solo Construction develop relationships with developers, property managers, general contractors, municipalities, school districts, architects, and commercial property owners to increase bidding opportunities. Qualifications Previous estimating experience in commercial construction, general contracting, public works, or a closely related construction environment strongly preferred. Strong ability to read and interpret architectural, structural, civil, mechanical, electrical, and plumbing plans and specifications. Experience preparing complete commercial construction estimates and quantity takeoffs. Experience with public works and prevailing wage bidding is highly desirable. Understanding of subcontractor bid solicitation, scope leveling, exclusions, bid coverage, and buyout. Strong knowledge of construction materials, labor, equipment, sequencing, and general construction methods. Proficiency with Bluebeam required or the ability to become highly proficient quickly. Experience with estimating and construction management software is preferred. Strong Microsoft Excel, Word, and general computer skills. Ability to manage multiple bids simultaneously while meeting firm deadlines. Strong communication and negotiation skills when working with subcontractors, suppliers, clients, and project teams. Organized and detail-oriented with the ability to identify missing scope before a bid is submitted. Field construction experience is a major plus. Knowledge of California construction practices, DIR/public works requirements, prevailing wage, bonding, and commercial contracting is highly desirable. Familiarity with the Central Valley construction market and subcontractor base is a major plus. What We're Looking For We are looking for someone who wants to help build a commercial construction division , not simply sit behind a desk and complete takeoffs. The ideal candidate is proactive and competitive. You should be comfortable opening the plan room, identifying opportunities, deciding which projects deserve our attention, getting subcontractors involved early, building complete estimates, and following bids through award. Solo Construction is growing, and our goal is to significantly increase our volume of commercial, multifamily, prevailing wage, public works, tenant improvement, and ground-up construction projects. This position will have a direct impact on that growth and will work closely with ownership in deciding which projects we pursue and how we position ourselves to win them. If you know how to find opportunities, understand the plans, build a complete number, and help turn bids into profitable awarded projects, we want to hear from you.
