San Diego, CA (On-Site) Position Summary The Construction & Capital Improvement Estimator is responsible for preparing accurate construction estimates, developing project budgets, performing quantity take-offs, and supporting capital improvement projects for Urban West's multifamily communities. This role works closely with Project Managers, Superintendents, subcontractors, vendors, and ownership to ensure projects are accurately budgeted, competitively priced, and successfully executed. The ideal candidate has strong analytical skills, estimating experience, and knowledge of multifamily construction, renovations, and capital improvement projects. Key Responsibilities Estimating & Pre-construction Review architectural, structural, civil, and MEP drawings and project specifications. Prepare detailed cost estimates for multifamily construction, renovations, tenant improvements, and capital improvement projects. Perform accurate quantity take-offs for labor, materials, and equipment. Develop project budgets, cost analyses, and bid proposals. Evaluate subcontractor bids and vendor pricing to ensure competitive project costs. Maintain current labor, material, and unit cost databases. Identify value engineering opportunities to improve project efficiency and reduce costs. Capital Improvement Projects Support planning and budgeting for capital improvement projects across stabilized multifamily communities. Assist in evaluating property improvement opportunities and project feasibility. Coordinate with property management and construction teams to develop project scopes. Monitor project costs and assist in maintaining approved budgets throughout project execution. Project Coordination Coordinate subcontractor quotations, negotiate pricing, and assist with issuing purchase orders. Ensure project documentation is complete and distributed to field personnel. Collaborate with Project Managers and Superintendents throughout the construction process. Respond to field questions regarding plans, specifications, budgets, and scope of work. Build and maintain strong relationships with subcontractors, suppliers, consultants, and vendors. Budgeting & Cost Control Track project budgets and monitor costs throughout each phase of construction. Prepare detailed estimate summaries and project reports. Assist with forecasting, change orders, and cost analysis. Support project closeout documentation and final cost reconciliation. Qualifications Required High School Diploma or GED. Minimum of 2 years of estimating experience within the construction industry. Experience preparing construction estimates and quantity take-offs. Strong understanding of construction methods, materials, and labor costs. Proficiency with estimating software and Microsoft Excel. Excellent analytical, mathematical, organizational, and communication skills. Ability to manage multiple projects and deadlines simultaneously. Valid Driver's License. Preferred Bachelor's Degree in Construction Management, Civil Engineering, Building Science, Construction Science, or a related field. Experience estimating multifamily residential construction projects. Experience with capital improvement or renovation projects. Knowledge of budgeting, project scheduling, and cost forecasting.
