We do office, warehouse, and lab tenant improvement work across the East Bay and Tri-Valley. Most of your time would be reading plans, doing job walks, take offs, and scoping projects. Every week also includes calling new general contractors to get us onto their bid lists, and following up on the bids already out there. You do not need to be a salesperson, but you do need to be willing to pick up the phone.

What you will do:

Read drawings and specs.

Full takeoff:

underground, demo, rough-in, domestic water, waste and vent, gas and fixtures. Price labor and material, get vendor and supplier quotes, and level them.

Write the proposal:

scope of work, inclusions, exclusions and clarifications. Attend job walks and pre-bid meetings, and catch what the drawings do not show. Call general contractors in our area, send the prequal packet, and get us onto their bid lists. Follow up on every bid still out, and find out what we lost on when we lose. Price change orders.

What we are looking for:

3 or more years estimating commercial plumbing or mechanical work. 5 years preferred. You can estimate a whole job, not just the fixtures. Comfortable with commercial drawings and specs, and with the California Plumbing Code. Willing to pick up the phone and call a contractor who has never heard of us. Field background is welcome. If you have run work as a plumber or a foreman and you have done takeoffs, we want to talk to you. Valid California driver's license and a reliable vehicle (we pay mileage).

Software:

We have not locked ourselves into one estimating package, so bring what you already know. Bluebeam, Trimble AutoBid, FastPIPE, QuoteSoft, On-Screen Takeoff. If you are fast in it, we will buy it. Our bid tracking, job costs and scheduling run on software we built ourselves, so you will always know where every bid stands without digging through a spreadsheet. Pay and benefits $80,000 to $110,000 a year, depending on experience. Medical, dental and vision, with 50% of your premium covered by us, starting after 60 days. 401(k) with a 3% match, after your first year. Mileage paid for job walks and contractor visits.
