Job Description
Senior EstimatorPosition Overview We are seeking an experienced Senior Estimator to lead cost estimating and preconstruction efforts for multi-family and other construction projects. The Senior Estimator will produce accurate, competitive estimates, guide value-engineering and budgeting decisions, and work closely with project managers, architects, subcontractors, and clients. This role requires deep construction industry knowledge, strong analytical skills, and the ability to mentor junior staff while supporting preconstruction strategies and client-facing activities.
Key ResponsibilitiesPrepare comprehensive, accurate cost estimates and quantity takeoffs for multi-family, commercial, and residential construction projects.
Lead preconstruction activities, including conceptual budgeting, feasibility studies, and value engineering to optimize cost and constructability.
Review plans, specifications, and construction documents to identify scope, risks, and cost drivers.
Coordinate and solicit subcontractor and supplier bids, evaluate proposals, and develop bid summaries.
Develop detailed line-item estimates, unit pricing, and assembled rates using estimating software and cost databases.
Collaborate with project managers, design teams, and clients to clarify scope, present estimates, and support negotiating and contract award processes.
Maintain and update historical cost data, pricing databases, and standard assemblies to improve estimating consistency and accuracy.
Provide mentorship and training to junior estimators and support staff; review their work for accuracy and completeness.
Assist in preparing proposals, bid packages, and prequalification documentation; respond to RFPs and RFIs as needed.
Monitor market trends, material costs, and labor availability to inform estimates and project planning.
QualificationsBachelors degree in Construction Management, Civil Engineering, Architecture, or related field preferred, or equivalent experience.
Minimum 7+ years of progressive estimating experience in the construction industry with a strong focus on multi-family projects and preconstruction services.
Proven experience with construction estimating software (e.g., Bluebeam, PlanSwift, ProEst, Sage Timberline) and proficiency with takeoff tools and Excel.
Strong understanding of construction methods, materials, means and methods, subcontractor scopes, and labor productivity.
Excellent analytical, problem-solving, and attention-to-detail skills with the ability to manage multiple bids and deadlines.
Effective communication and presentation skills for interacting with clients, design teams, and subcontractors.
Demonstrated ability to lead preconstruction efforts, perform value engineering, and support budget development.
Experience mentoring junior staff and working collaboratively in cross-functional project teams.
Certifications such as AACE, LEED, or relevant industry credentials are a plus.
Familiarity with regional building codes, permitting processes, and prevailing wage/union considerations where applicable.
