We are seeking an experienced Assistant Superintendent to join our current field team on a privately owned student housing project in Tallahassee, Florida. This project is scheduled to be completed by July 2027. There is a potential opportunity for a second project in Tallahassee with the same developer on a multi-family project that would extend Seawood's presence in this location beyond 2027. BASIC JOB FUNCTION
Prepare accurate and competitive construction cost estimates and budgets for large-scale construction projects by analyzing drawings, specifications, subcontractor pricing, labor, materials, and project logistics during all phases of preconstruction.
JOB SUMMARY
The Estimator is responsible for the preparation, coordination, and management of complete construction cost estimates for large-scale commercial, multifamily, hospitality, mixed-use, and high-rise projects. This role analyzes project documents, develops detailed quantity takeoffs, solicits and evaluates subcontractor/vendor pricing, and collaborates with operations and preconstruction teams to deliver accurate and competitive proposals. The Estimator plays a critical role in the pursuit and successful execution of projects by identifying scope requirements, evaluating risks, and ensuring alignment between design intent, constructability, budget, and schedule objectives.
QUALIFICATIONS/SKILLS
Required:
4-year engineering degree or equivalent combinations of technical training and/or related experience 3-5 years estimating, cost control and/or engineering experience related to similar facility construction Ability to read and interpret construction drawings and specifications across all disciplines. Ability to estimate all types of projects/contracts, plus ability to coordinate and supervise group work effort Detail oriented with excellent organizational skills Good verbal and written communication skills Computer skills: Windows 95 or advanced,
Microsoft Word, Microsoft Excel, Microsoft Project, Microsoft Outlook US Citizen or Permanent Resident Desired:
Computer skills: Intermediate Word and Excel, Microsoft Project, Microsoft PowerPoint, On Screen-Takeoff
RESPONSIBILITIES
Perform detailed quantity takeoffs from drawings, specifications, and BIM models. Analyze architectural, structural, civil, MEP, and specialty trade scopes for completeness and coordination. Solicit, review, and level subcontractor and supplier proposals. Develop bid packages and scopes of work for subcontractors and vendors. Prepare detailed estimate summaries, bid tabulations, and cost analyses. Identify value engineering opportunities and cost-saving alternatives. Participate in constructability reviews and design coordination meetings. Assist in preparing logistics plans, general conditions estimates, and preliminary project schedules. Clarify scope inclusions, exclusions, assumptions, and qualifications. Assist in the preparation of formal client proposals and presentation materials. Work closely with Project Management and Operations teams during project turnover. Assist with budget updates throughout design progression. Support procurement strategies for long-lead materials and critical trades. Participate in post-bid reviews and lessons-learned evaluations. Maintain strong relationships with subcontractors, suppliers, consultants, and industry partners.
