Location:
Deerfield Beach Position Overview We are seeking an experienced Construction Estimator with strong shell construction experience to prepare accurate, detailed, and competitive estimates for construction projects. The Estimator will analyze plans, specifications, quantities, labor, materials, equipment, subcontractor pricing, schedules, and project risks to develop reliable project budgets. This position requires someone who can read plans, perform detailed takeoffs, understand how projects are built, identify scope gaps, develop pricing, and confidently present estimates to management.

KEY RESPONSIBILITIES
Estimating & Takeoffs Prepare conceptual, preliminary, and detailed estimates. Perform accurate quantity takeoffs for shell construction. Accurately estimate labor, materials, equipment, subcontractors, and other project costs. Maintain accurate cost coding and quantity reporting for self-performed work. Develop detailed estimates using ProContractor and PlanSwift. Develop appropriate Work Breakdown Structures (WBS) for estimating and cost tracking. Prepare estimate comparisons and bridging documents showing changes from previous estimates. Plan & Scope Review Review architectural, structural, civil, and other construction documents. Identify drawing deficiencies, discrepancies, omissions, and scope gaps. Develop pricing for incomplete or missing information. Prepare clear scope clarifications, exclusions, assumptions, and qualifications. Understand how the project shown on the drawings will actually be constructed in the field. Identify constructability issues and potential cost impacts. Subcontractors & Vendors Solicit and obtain subcontractor and vendor pricing. Review, analyze, and level subcontractor and vendor proposals. Develop reasonable budget pricing when competitive quotes are unavailable. Maintain current knowledge of material costs, labor rates, subcontractor pricing, and market conditions. Scheduling & Risk Management Develop preliminary project schedules. Identify critical project phases, resources, manpower, and material requirements. Proactively identify cost and schedule risks. Develop appropriate risk mitigation strategies. Identify Value Engineering opportunities and provide recommendations. Management & Communication Present completed estimates to senior management and clients. Clearly communicate estimating assumptions, exclusions, risks, and recommendations. Work closely with the Chief Estimator, Project Managers, Superintendents, field personnel, subcontractors, and vendors. Coordinate with operations to validate production assumptions and construction methods. Maintain organized and complete estimating files and supporting documentation.
REQUIRED EXPERIENCE & SKILLS
Experience 5+ years of construction estimating experience, preferably in shell construction. Associate degree in Construction Management, Engineering, Business, or related field preferred, or equivalent construction estimating experience. Proven experience estimating large-scale construction projects. Experience with subcontractor and vendor procurement. Experience with detailed quantity takeoffs and cost development.
