Summary The Vertical Construction Estimator is responsible for preparing accurate, competitive, and timely cost estimates for commercial and vertical construction projects. This role plays a key part in preconstruction strategy, subcontractor engagement, and ensuring projects are awarded with appropriate margins and minimal risk exposure.
SPECIFIC JOB DUTIES & RESPONSIBILITIES
Preconstruction & Estimating Prepare detailed conceptual, schematic, and hard-bid estimates for vertical construction projects (commercial, multifamily, hospitality, etc.) Analyze drawings, specifications, and other documentation to prepare quantity takeoffs and pricing Develop budgets, cost models, and value engineering options Identify project risks and opportunities and incorporate into pricing strategy Subcontractor & Vendor Management Solicit, qualify, and analyze subcontractor bids Build and maintain relationships with local subcontractors and suppliers Level and scope bids to ensure completeness and accuracy Negotiate pricing and scopes with subcontractors Project Collaboration Partner with project managers, architects, engineers, and developers during preconstruction Participate in design meetings to provide cost guidance and constructability input Assist in developing project schedules and phasing plans Bid & Proposal Management Prepare bid packages and proposals Ensure compliance with client requirements and bid instructions Present estimates and recommendations to internal leadership Cost Control & Market Awareness Maintain current knowledge of labor, material, and market pricing trends (especially in Southwest Florida) Track historical cost data for benchmarking Support post-bid reviews and project handoffs to operations All other duties as assigned
Preferred Qualifications:
Bachelor's degree in Construction Management, Engineering, or related field (preferred) 5-10+ years of estimating experience in vertical construction (GC side strongly preferred) Experience with commercial projects in the $5M
  • 50M+ range (adjust to your portfolio) Skills & Competencies Strong knowledge of construction methods, materials, and building systems Proficiency in estimating software (e.
g., Procore, PlanSwift, Bluebeam, Sage Estimating, or similar) Advanced Excel skills Strong analytical and problem-solving ability Excellent communication and negotiation skills Ability to manage multiple bids and deadlines simultaneously Preferred Experience in Southwest Florida market (Naples/Fort Myers/Tampa) Design-build or preconstruction services experience LEED or other sustainability knowledge (if relevant to your projects)
Work Environment:
This position operates in the field at active construction sites, and in office for project coordination and reporting. Work may involve exposure to outdoor elements, heavy equipment, and varying site conditions.
