Senior Property Damage Estimator & Xactimate Scope Auditor New England Property Services Group, LLC Fall River, Massachusetts Full-Time | On-Site Position Position Overview New England Property Services Group, LLC is seeking an experienced property damage estimator with advanced working knowledge of Xactimate to join our team in our Fall River office. This is not a water-mitigation-only estimating position and is not an entry-level role. New England Property Services Group performs property restoration, reconstruction, estimating, and project documentation throughout Massachusetts and Rhode Island. Our work includes roofing, siding, exterior building components, interior reconstruction, structural repairs, and other property-damage-related construction work. A significant initial responsibility of this position will be reviewing existing project and estimating files to confirm that each scope is supported by documented property conditions, measurements, photographs, applicable construction requirements, and the pricing basis appropriate to the assignment. The successful candidate must be capable of reviewing photographs, existing estimates, contractor documentation, measurements, inspection reports, manufacturer information, and other relevant project records and independently identifying items that may be missing, unsupported, outdated, duplicated, incorrectly quantified, or otherwise require revision. This position is focused on documenting construction scope, quantities, pricing, repair methodology, and supporting project information. Primary Responsibilities Review existing Xactimate estimates across active and historical property restoration and reconstruction projects. Open and revise existing Xactimate projects while maintaining consistent formatting, documentation, and quality-control standards. Review photographs, measurements, inspection documentation, contractor proposals, manufacturer information, field records, and other relevant project documentation. Determine whether the documented property conditions support the existing scope of work and repair sequence. Review and update estimates using the Xactimate price list and valuation basis appropriate to each assignment. Identify missing, unsupported, duplicative, unnecessary, or inaccurate line items, quantities, trades, labor components, material components, repair operations, and associated costs, and add, revise, or remove items as warranted by the available project documentation. Prepare comprehensive roofing and siding scopes, including related exterior components, flashing, underlayments, decking, trim, gutters, penetrations, accessories, and adjoining building components. Evaluate interior reconstruction when applicable, including drywall, insulation, flooring, painting, cabinetry, finish carpentry, and related trades. Recognize building-code and repair-methodology issues that materially affect construction scope. Work directly with company management to understand and consistently apply documented estimating, formatting, and quality-control standards while evaluating each project independently. Coordinate with management, project managers, field personnel, contractors, and administrative staff when additional project information is required. Clearly flag projects where photographs or existing documentation are insufficient to support a reliable scope rather than making unsupported assumptions. Produce organized PDF estimates, ESX files, and supporting documentation. Assist in maintaining a consistent estimating and quality-control process across future restoration and reconstruction projects. Exterior Property Damage Experience Is Essential A substantial portion of our work involves exterior property damage. Candidates whose estimating experience is primarily limited to water mitigation, drying equipment, or interior water-loss reconstruction without significant roofing and siding experience are unlikely to be a fit for this position. The successful candidate should be comfortable evaluating projects involving: Asphalt and specialty roofing systems Multiple-layer roofing systems Roof decking and sheathing Ice and water protection and underlayments Step, counter, headwall, and other flashing conditions Vinyl, wood, composite, and other siding systems Exterior trim and accessories Gutters and downspouts Windows and doors Roofing-to-wall and siding-to-roof interfaces Material compatibility, repair continuity, and adjoining-component requirements Interior and exterior damage occurring within the same property-damage project​ Required Qualifications Demonstrated professional experience using Xactimate for property damage and reconstruction estimating. Strong knowledge of residential construction and restoration practices.​ Significant experience estimating roofing and exterior siding projects. Ability to interpret property photographs and translate documented conditions into an accurate, complete, and well-supported scope of work. Ability to audit an existing estimate rather than simply create a new estimate from scratch. Ability to identify and correct errors while maintaining documented estimating, formatting, and quality-control standards. Strong attention to detail. Strong computer and document-management skills. Ability to work collaboratively with management, project personnel, field staff, contractors, administrative staff, and other professionals. Ability to work on-site in our Fall River office. The exercise may include reviewing photographs, measurements, and project documentation, identifying the appropriate scope of repair, and discussing how the scope would be constructed in Xactimate. We are interested in understanding how candidates analyze a project, not merely whether they know how to operate the software. What Success Looks Like Success in this position means producing accurate, complete, and well-supported estimates, maintaining organized project documentation, identifying circumstances requiring additional inspection or information, and applying consistent quality-control standards across property restoration and reconstruction projects.
