POSITION SCOPE
Develops budgets and estimates for multifamily and commercial projects through the review of architectural drawings and specifications. Collaborates with the owners, developers, architects, engineers, and subcontractors to obtain clarity on the parameters of the project and intent for the overall Scope of Work. Additionally, prepares and evaluates proposals for the Scope of Work, quantities, and costs to compile an accurate construction budget.
ESSENTIAL DUTIES
Leads an internal team to provide a full budget or estimate for a project. Acts as Bid Captain on a competitive bid, or Lead on a negotiated budget. Reviews the project architectural drawings, specifications, and essential reports to acquire an in-depth understanding of the project and scope of work. Review previous drawings and specifications to confirm changes made to the documents. Review external factors that may impact scope and price, i.e., CDA guidelines, EPA updates, etc. Creation and implementation of subcontractor and vendor scopes of work. Provides alternates, allowances and coordination if required by subcontractors and/or vendors. Obtains bid pricing from subcontractors and vendors. Communicates with subcontractors regarding their potential for submitting project bids, reviews the accuracy of their estimates, and understanding of the exact scope of work. Creates the bid/budget in the required and accurate Company format. Includes the cost estimate sheet, assumptions/clarifications, value management suggestions, budget impacts, and schedules/long lead items. Creates deliverable proposal package to the client. Collaborates with the project team (internal team, owner/developer, and architect/engineers) to ensure accuracy in the overall estimation process. Participates in team meetings, budget reviews and value management meetings. Research Value Management to reduce cost, timeline and maintain quality. Solicit subcontractor/vendor input on schedule durations and sequencing. Prepares topics of concern, logistics and schedule for meetings as needed. Performs take-offs to confirm material quantities. Arranges and attends site visits with subcontractors to confirm logistics and existing conditions. Collaborates with the construction team to buyout bid packages. Gathers, documents, and utilizes historical data and unit prices for future concept projects and alignment with current estimates. Consistently building a network of subcontractors and vendors. Adheres to the Company's key values of quality, dependability, and integrity. Other duties as assigned.
Requirements:
PREREQUISITE KNOWLEDGE, SKILLS, AND ABILITIES
High school diploma Associate's, vocational or technical school degree in construction management, or a related field, preferred. 5-7 years of construction budget and/or estimation experience. 5-7 years of material take-off experience - required. Proficient in Microsoft Office Suite to include Excel and Project. Proficient in Procore, Blue Beam & Building Connected preferred. Proficient in various estimating software. Excellent oral and written communication skills. Superior time management and organizational skills. In-depth knowledge of the comprehension and construct of blueprints. Superior problem-solving skills. Proactive thinking, ability to assess potential hurdles. Superior attention to detail ensuring stakeholder expectations is consistently met. Thrives in a team environment.
PHYSICAL AND MENTAL REQUIREMENTS
Ability to function in high-pressure situations. Manual dexterity to operate a computer. Correctable vision and hearing. Excellent interpersonal skills. Clear, easy to understand oral communication ability. Ability to lift 50 pounds for moving equipment on and off shelves. Ability to sit, stand and walk for prolonged periods.

(KPIs): Construction budgets and estimates are accurate 100% of the time. Meets deadlines 100% of the time or engages team proactively to address delays. At contract pricing, all trades have a minimum of 3 qualified, leveled bids. Positive feedback is received in subcontractor surveys, including feedback, communication, and clarity.

COMPENSATION AND BENEFITS
Annual salary range: $90,000 - $120,000 based on qualifications and experience. Comprehensive medical, dental, and vision insurance with employer paid plan. 401K plan with employer match. Paid time off and paid holidays. This position may be eligible for a discretionary bonus and auto allowance.
