Job Description

The Piping Estimator II is responsible for independently preparing plumbing and hydronic/HVAC piping estimates across a variety of project types and sizes. This role manages assigned bids from invitation through submission, including takeoff, vendor pricing, labor development, scope preparation, and bid documentation, while supporting Senior and Chief Estimators on larger or more complex pursuits. The PE II demonstrates strong proficiency in piping systems, estimating software, labor methodology, and bid execution, while providing mentorship and project support to junior estimating staff. Independently manage plumbing and hydronic/HVAC piping bids from invitation through submission. Perform quantity takeoffs and develop detailed estimates in Trimble Autobid for plumbing, hydronic, medical gas, refrigerant, special waste, and related piping systems. Build estimates with appropriate labor, system, area, phase, alternate, and bid-form breakouts. Review plans, specifications, contracts, and bid documents to identify scope gaps, commercial risks, and coordination issues. Solicit, evaluate, and scope vendor and subcontractor pricing, including quote comparisons, clarifications, and negotiations. Develop labor estimates using company labor standards and project-specific adjustments for scheduling, congestion, prefabrication, BIM coordination, and field conditions. Apply UA labor agreements, prevailing wage requirements, Davis-Bacon classifications, payroll burden, travel/subsistence, and OH&P considerations. Prepare clear scope letters, qualifications, assumptions, exclusions, allowances, and proposal documentation. Support or lead bid-day activities including final pricing coordination, scope review, markup application, and bid submission. Support negotiated, design-assist, and design-build pursuits through conceptual estimating, value engineering, and constructability reviews. Lead estimate turnover meetings on awarded projects and communicate estimate assumptions, risks, vendor commitments, and labor strategies to Operations teams. Maintain assigned portions of the estimating database and participate in post-project reviews to improve estimating accuracy and labor performance. Mentor Estimator I staff through estimate review, training, and project-based guidance. Apply applicable plumbing, mechanical, piping, and energy codes and standards during estimating and scope development. Education & Experience Bachelor's degree in Construction Management, Mechanical Engineering, Mechanical Engineering Technology, or related field preferred. Equivalent combination of UA journeyman trade background and estimating experience will be considered. 3-5 years of mechanical/plumbing estimating experience with demonstrated ownership of piping estimates through bid submission. Experience with public and private hard-bid work required; exposure to negotiated and design-build projects preferred. Knowledge & Skills Strong understanding of plumbing and hydronic/HVAC piping systems, including medical gas, refrigerant, process piping, and special waste systems. Working proficiency in Trimble and Bluebeam Revu. Knowledge of applicable codes, labor agreements, prevailing wage requirements, and construction estimating practices. Strong drawing/specification interpretation, organization, communication, and scope-writing skills. Ability to manage multiple deadlines and work effectively in fast-paced bid environments. Certifications & Licensing Valid driver's license with insurable driving record required. OSHA 30-Hour Construction certification preferred. Ongoing professional development and software/code training expected. Physical Requirements & Work Environment Primarily office-based with periodic visits to jobsites, walkthroughs, and client meetings. Must be able to work at a computer for extended periods, navigate active construction sites, climb stairs/ladders, and wear required PPE. Occasional lifting up to 25 pounds. Travel within Michigan and occasional out-of-state travel may be required.
