Commercial Services Project Manager / Estimator ????Ridgeland, MS (Jackson, MS Area) Codaray Construction is looking for a Commercial Services Project Manager / Estimator to join our Ridgeland team

This is a single, full-time position covering both project management and estimating. What You'll Do Project Manager Manage your own projects from preconstruction through closeout, with senior oversight and review Run subcontractor buyout
  • review scopes, negotiate pricing, and issue subcontracts and purchase orders Own the submittal, RFI, and procurement process, and keep long-lead items ahead of the schedule Prepare owner pay applications, manage project costs, and produce monthly financial projections Negotiate, price, and process change orders with subcontractors and owners Lead owner/architect/contractor meetings and drive action items to resolution Build and maintain the project schedule with the superintendent, and address slippage early Deliver complete closeout packages•closeout documents, O&M manuals, and warranties Estimator Prepare your own estimates•quantity takeoffs from drawings and specifications across CSI divisions Solicit subcontractor and vendor pricing, and build and own your bid invitation lists Level sub quotes, close scope gaps and overlaps, and prepare scope comparison sheets Assemble lump sum bids, GMP proposals, and conceptual budgets on incomplete documents Run your bids on bid day•organize quotes and close out the bid form, with a senior estimator reviewing the final number Conduct pre-bid site visits and document existing conditions Submit proposals to owners for negotiated work and work through the negotiation process Turn over your successful bids to operations with a clean estimate and buyout plan Qualifications 1-3 years of experience in both project management and estimating is preferred, but we can teach estimating at this scale Bachelor's degree in Construction Management, Construction Technology, or a related field, or an equivalent combination of education and experience Excellent verbal and written communication skills Ability to interpret construction documents across CSI divisions Ability to lead team members in an effective yet positive manner Self-motivated, with the ability to adapt to assigned tasks and take ownership of your numbers and schedule Valid driver's license with a favorable driving record Benefits Competitive base salary with bonus opportunity Exceptional health benefits•medical, dental, vision, cancer, accident, and critical illness coverage Company-paid life insurance and short-term disability Flexible Spending Account (FSA) and Dependent Care FSA 401(k) match up to 5% Well-being and Employee Assistance Programs Company truck/allowance and fuel card Paid time off and 9 company holidays Employee referral bonus program Virtual and in-person company gatherings Continuing education Equal Opportunity Employer Codaray is an equal opportunity employer.
